DeGrood Town Engineer SUBJECT: Acceptance of Streets in Sun City Vistoso, Units 6, 6B, 8, 18, & i8A SUMMARY: Del Webb has requested that the Town of Oro Valley accept the streets within the above named units of Sun City Vistoso. The streets were dedicated to the public by plat. The streets were initially inspected for acceptance by Tam staff in September, 1991, and a punchlist of repairs was identified. The streets were reinspected January 30th and found to be satisfactory. The subdivision haeme building within these units is not complete, however approximately 70% of the lots are constructed upon. The developer has agreed to the following conditions: 1. The developer shall provide a warranty for the streets for 12 months from the date of acceptance. 2. The developer will provide monthly sweeping of the streets until new hone construction is cxleted. ON• I recartmexxl that the Town Council accept these streets subject to conditions 1 and 2 above. SUGGESTED MarION: The Mayor and Council may wish to consider one of the following notions: I move that the streets within Sun City Vistoso Units 6, 6B, 8, 18 and 18A, be accepted for maintenance subject to staff conditions one and two. MOTION UNANIMOUSLY carried 5 - 0. ACCEPTANCE OF STREETS IN SUN CITY VISTOSO, UNITS 6, 6B, 8, 18 & 18A Mr. DeGrood said the streets were dedicated to the public by plat and initially inspected for acceptance by Town staff in September, 1991, and a punch list of repairs was identified. The streets were reinspected January 30, 1992 and found to be satisfactory. 70% of the lots in the subdivision are constructed upon. The developer has agreed to the following conditions: 1) The developer shall provide a warranty for the streets for 12 months from the date of acceptance, and 2) The developer will provide monthly sweeping of the streets until new home construction is completed. Mr. DeGrood recommended acceptance of the streets subject to conditions 1 and 2 as stated. Councilmember Karol questioned the 12 month warranty for repairs and problems occurring due to heavy trucks using the streets. Mr. DeGrood said if there are any defects discovered the developer will repair them. The streets were designed to accommodate the heavy vehicles using them and I would expect the developer to repair the streets. A MOTION was made by Councilmember Elliott and SECONDED by Vice- Mayor Skalsky to approve the streets within Sun City Vistoso Unit 6, 6B, 8, 18 and 18A, and to be accepted for maintenance subject to staff conditions one and two as stated above. MOTION UNANIMOUSLY carried 5 - 0. STATUS REPORT ON PROPOSED PENINSULA ANNEXATION AREA Steve Hagedorn, Planning & Zoning Director, said this area results in a large, difficult to manage area under county jurisdiction which separates the Rancho Vistoso area from the rest of the Town. Mr. Hagedorn explained the fiscal study of the proposed annexation. If the Town contracts for a Special Census in 1995 the Town would be eligible to receive additional State Shared Revenues based on the Special Census. Excess revenues over costs may reach as high as $797,861 in 1996 (the first positive cash flow year) , however, due to the major roadway improvements in the area staff anticipates a negative cash flow for a ten year period from 2000 through 2010. After 2010 a positive cash flow of just over $1, 000, 000 per year should be experienced. Mr. DeGrood said there are four residential neighborhoods that would be annexed. Palisades South, Tangerine Meadows, Tangerine Hills and Copper Creek which contain 9 miles of publicly maintained existing roadway. There are 6. 1 miles of dedicated roadway in
