La Canada Drive Oro Valley, AZ 85737 Re: Final Plat Amendment Looyenga Residence Addition Lot 227, Stone Canyon 1596 West Rock Range Place Oro Valley, Arizona 85755 16-38 Mr. Arellano, Thank you for help with this application to modify the building envelope for my client's property to construct their proposed addition. Attached are 5 copies of the Design Drawings and Site Plan for the proposed addition, application and photos of the location for the proposed addition. I have also outlined the area of the addition with surveyors tape on site for review at the property. This request is for a small encroachment of 690 S.F. into an existing "no -build" area with a suggested area of the lot to be added to the "no -build" area. The addition could be constructed as a detached accessory building in the rear yard setback area, but that portion of the property is pristine and construction access would require disturbing additional areas of the lot. Although not functionally ideal, the addition is proposed to be located adjacent to the existing garage in an area with a shallower slope than at the livable areas of the house located north of the garage. The area of the encroachment proposed is 690 S.F. The total proposed addition is 820 S.F. The allowable gradable area for lots in Stone Canyon is 20,000 S.F. The intent of this request is to disturb as little of the lot as possible in order to construct the proposed addition and to restrict the grading to less that 5% of the allowable gradable area. The proposed addition is architecturally sympathetic to and coordinates with the style and exterior building materials of the existing home. A temporary access way to construct the addition would be restored with suitable native landscaping after construction of the addition. If you have any questions about this submittal please call.
