Mayor Joe Winfield
Members of the Oro Valley Town Council
Ladies and gentlemen,
On behalf of the Oro Valley Chamber, please accept our strong support for
the proposals from Town West and its partners to reimagine Oro Valley
Marketplace on your agenda Wednesday, Nov. 2.
To always be transparent, our Chamber has a $42,500 annual operating
agreement with the town of Oro Valley for services rendered on its behalf. The
applicant, Town West, is a member of our Chamber.
We believe you should grant the requested 49 -foot allowances for hotels along
Tangerine and Oracle, and for uses within the planned entertainment and
recreation district.
The Marketplace is below the grades of Tangerine and Oracle. These buildings
would not mar our cherished views of the Catalinas. They would bring much-
needed economic viability to Oracle and Tangerine. They would strengthen the
appeal of Innovation Park to both employers and the workers they need. Our
residents and families would have a place to gather. And our community, 50
percent reliant on locally generated sales tax revenue, would have more sources
for money to pay for the services and infrastructure we all enjoy.
Granting these permissions would be consistent with the will of the people, as
expressed by the voters on March 14, 2006, when they approved an economic
development agreement with millions in sales tax rebates to facilitate what the
ballot called "the development of a regional lifestyle 1 entertainment 1 power
retail shopping center" within the town of Oro Valley.
We all know — we didn't get there. Yet this remains the place where the
community wants intensive development. A lady at a recent neighborhood meeting
about a proposal at La Cholla and Tangerine said this to the developer: "Please,
help us. Take this project to Oro Valley Marketplace."
Right now, Oro Valley Marketplace has too much scraped, idle, unproductive
ground, and too many empty buildings. Let's turn the trend with bold action.
Respectfully, we ask for your approvals this evening. Thank you for your time and
for your service.

RE: Support for NexMetro Rezoning Case in Oro Valley Requested
Dear Honorable Mayor, Council Members, and Mr. Vella;
1 am Chris Rixktion mcmaying member of CPV$ FV/' 1(C who owns a Placita De Oro ShopPhltr Center
in Oro Valley across the street front the proposed Avilla Rancho Vistoso new residential rental
community, t feel any additional housing in the area will only help support the retail` business it) the area
and in my shopping center. I support the NexMetro Avilla Rancho Vistoso East and West projects and the
two rezoning request related to them. It snakes sense to have additional residential development in Oro
Valley and this is an appropriate location. Oro Valley already has an overabundance of retail space which
relies on an adequate customer base to support them. This new single family residential concept is very
successful in other areas and will help support local companies with mare options for their employees.
This concept also has broad appeal to older folks looking to downsize and make life simpler and yet still
live in a nice residential community with amenities.
Please support NexMetro Communities with this zoning request:and help Oro Valley.
Sincerely,
CTW-FVP, LLC

Deputy Town Manager Chris Cornelison,
My name is Scott R Peterson. I am a resident of Oro Valley and I would like to communicate my support for
the Oro Valley Church of the Nazarene Sports Complex. I see the complex as tremendous asset to our
community. The complex will provide the community with more recreation and fellowship space for our youth
without a taxpayerburden. The complex will provide supervised sports activities for the youth in the
community replacing hours of video games and street roaming.
What a fantastic complement to Oro Valley's Parks and Recreation platform!
Thank you for your time and service to the community,
Scott R Peterson
