But the copper mines' layoffs are the aren't the only cause of such scenes as thete four adjacent major reason for home turnovers on the southside. (Star homes for sale in the Manzanita Terrace subdivision on the photo by Scott Braucher) By LISA H. SAGE The Arizona Daily Star They're leaving now. The "For Sale" signs have been posted, tears shed and other jobs in different places found. They're miners who have given up trying to find work in the Tucson area and can no longer wait for the copper industry to return to full production. So, they're leaving. Leaving behind friends, memories, sometimes family members, and frequently the homes with double carports, big picture windows and manicured lawns they struggled to maintain. There is no reliable estimate of how many have gone, not even from the real estate agents who have sold so many of their homes and often have seen more closely than anyone else the hurt they feel at having to leave. "Many" is the consensus, and it's borne out by such scenes as four homes in a row for sale in a relatively new subdivision on the southside of town. About 4,300 copper workers remain idle in Arizona, the bulk of them in Tucson. Twice that number had been idled at one time since last fall, and federal subsidies have been granted to only 5,800. Marianne Martin of Shadron Realty has East worked with three mining families on the southwest side who had to sell. "Two of the families that sold their homes have taken jobs in other states, and the other one is pretty close to closing the deal and will be moving back to his hometown in the Mid- west," she said. "I just felt so bad seeing these people who had just bought a nice home, figured it to be their last home and then had to leave. One family had started to enclose their carport and was making it into a family room." Ramirez Realty's Frank Estrada recalls that one laid -off miner remained in Tucson after selling his home. "Originally he had invested in the house because his income was good and stable, and he wanted a home that was really nice. "Now he's out of -work and had to sell that house so he could buy or rent a house with a ~ht K's Zon'ing request to be hearn r, A request to rezone an 8.5 --acre parcel on The applicant, Stewart Title & Trust Co., the far eastside to allow higher density devel- has requested R-2 zoning, which requires opment than specified in neighborhood plans 3,OW to 5,000 square feet per urmt. The parks department will add swings, a slide, a climbing area and a backstop on the ball field. Also going in are two ramadas and concrete picnic tables and grills. The proj- ects cost $20,000. Has the exodus meant a boom in th" real estate market? Not necessarily, according to Rob Glaser, an agent for a Red Carpet Realty *affiliate. "The real estate market in Tucson is great anyway — it's definitely not a slow market,,, he said. "These homes going up for sale have made a difference, but not a great one." The little comfort to those who must leave, Glaser has found, is that "a lot of the mining families haven't been forced to sell below the estimated value." "Some of these people had saved and were able to take their time about selling while they looked for other jobs," he said. Chris Tsighis, another Red Carpet .gent, said, "What hurts most is the fact tt*t no matter what these people sell for they' rt not going to get back dollar for dollar, what they Southside cis Capital -improvement plans recommended by City Manager Joel Valdez for the southside over the next five Years include: A new police department substation. The substation concept is being studied to deter- mine if the program will continue. If so, the plans call for spending $820,695 for construc- tion of the facility. Most of these homes were new, and then the people came in and started pouring their money into improvements like new lawns, shrubs, dens ... things like that." "It's the people who are serving the min- ers and their families who get hurt, too," added David Kipnis, sales manager for Marved Realty. "The shopkeepers,, garage mechanics, even doctors and such will get hurt. If the people don't have money they can't pay for services and if they can't pay for services then the business people will have to leave -- it all follows," he said. Joe Stephens, a broker for G -H Realty, spoke of one miner who moved his family to New Mexico, worked briefly in a non-union mine, then ended up in Tucson. "In order to move he had to sell his home and some of his possessions," Stephens said. "It wasn't a nice situation." Whether for financial reasons or because they can't face idleness any longer, miners "get to the point where they want to get out., leave it behind and start again. A person can only take so much," saidTsighis. A e Developing a branch library in the area of Camino Seco and 222nd, St.,, $1,5 million.
