Hayes, Patty From: Kevin Hall <kmhall@cypresscivil.com> Sent: Wednesday, September 09, 2015 10:35 AM To: Hayes, Patty Subject: RE: El Corredor OV1215-06 Thank you Patty! The developer is well aware about the Plat requirement and most likely will be doing that in the future. However, as he only has one user (Kneaders) for the commercial area right now it was decided the MLD was the best way to handle it. Kevin CYPR - ESS CIVIL DEVLOPMEUT Kevin M. Hall, PE Principal 2102 North Country Club Road, #9 Tucson, AZ 85716 Ph: 520.991.5213 www.cypresscivil.com From: Hayes, Patty [mailto:phaves@orovallevaz.gov] Sent: Wednesday, September 09, 2015 9:33 AM To: Kevin Hall <kmhall@cvpresscivil.com> Subject: El Corredor OV1215-06 Kevin, Attached are the plan review comments for the minor land division for the El Corredor project. Basically just a few clean up items. The biggest issue with this third submittal, is that a new lot was included for Kneaders. That's fine but it shows that you might intend to break up the property into more parcels. Any additional lot splits would require this project to have a final plat. You may consider pulling back from the minor land division and look at the bigger picture of the project and go into a platting process instead. If you would like to meet about this issue, we could set something up with the Planning department to go over the process.
