T Gerry Blondeaux Electrical Designer fA L/THON/A L/GHT/NO' FEATURES & SPECIFICATIONS INTENDED USE RT5 is designed for applications that require the extremely energy efficient delivery of comfortable volumetric light from a lay -in fixture that is appealing and shallow in depth. Ideal for offices, schools, hospitals, retail and numerous other commercial applications. OPTICAL SYSTEM Delivers volumetric lighting by filling the entire volume of space with light, delivering the ideal amount of light to walls, cubicles, work surfaces and people. Luminous characteristics are carefully managed at high angles to deliver just enough intensity to deliver the volumetric effect. Regressed, two-piece refractive system obscures and softens the lamp and smoothly washes the reflector with light. Linear faceted reflector softens and distributes light into the space and minimizes the luminance ratio between the fixture and the ceiling. Mechanical cut-off across the reflector and fresnel refracton along the refractor provide high angle shielding and a quiet ceiling. Sloped endplates provide a balanced fixture to ceiling ratio while enhancing the perception of fixture depth. CONSTRUCTION Impact modified acrylic prismatic refractor with polymer light diffusing film. Rugged, one-piece, cold -rolled steel reflector with embossed facets with polyester powder paint after fabrication. Rigid structure with ballast box and endplates with integral T-bar clips. Fixtures may be mounted end -to -end. ELECTRICAL SYSTEM Highly efficient program start electronic ballasts, Class P, thermally pro- tected, resetting, HPF, non PCB, UL Listed, CSA Certified, sound rated A. Premium T5 lamp with enhanced phosphors and 85 CRI. Lamp is TCLP com- pliant. S5 option available for use with SIMPLY5TM Lighting Intelligence system with multi -level dimming. See SYNERGr Lighting Controls specification sheets for more information. 11L•11a114:G1,11114 Side mounted ballast tray accessed by removing adjacent ceiling tile. Our reponses are indicated in bold italics. Conditions of Approval • Exhibit A 1. The following neighbor conditions as agreed to by the applicant must be addressed as part of the development plan and landscape plan process: a) An 8' high screen wall and dense vegetation (overlapping tree canopy) be achieved along the eastside property line. No openings for pedestrian access through the wall. Documents Comply with this condition. b) Vegetation to be provided on the east side of the wall to soften views. Documents Comply with this condition. c) Lighting at the rear of the hotel to be low profile lighting. Building Documents will Comply with this condition, d) No dumpsters to be located along the side property line. Documents Comply with this condition. e) Lighting to be limited to eight (8) feet in height at the back portion of the property. Building Documents will Comply with this condition. 2. Revise the parking calculations table and general note 4 to depict an additional 1,200 square feet of restaurant building to meet the parking code requirements. Revise the applicable development plan sheets accordingly. Revised sheet DP1.0 depicts revised parking calculation, see note No, 5, IECIELJ \- s FEB 2 6 2009 I D5 ---Town of Oro Valley David Ronquillo, Town of Oro Valley / DPR-07037 El Corredor Hotel/ 07037 February 23, 2009 Page 2 Technical Deficiencies - Attachment 2 Plannin4 1. Revise sheet two of the development plan to specify a total of 120 hotel units and to match the cover sheet. Cover sheet and sheet DP3.0 has been revised to depict 123 units total. 2. Revise general note four to specify the correct floor area ratio based on the entire El Corredor site. Note No. 4 has been corrected to depictrevised FAR for entire site. Public Works 3. Address all redlined comments within the submitted plan. Redlines have been addressed. 4. As previously commented, adjust the site grading around the buildings to meet conditions of the 2006 International Building Code (IBC) #1803.3-Site Grading for this project. See redlines and additional comments below for areas that currently do not meet this standard. See DCC response to comment (attached) S. Show "wheel stops" within the handicap parking stalls to prevent vehicles from overhanging onto accessible paths within sheet DP3.0. Handicap parking stalls have been modified per discussion with Town Engineer. 6. Clarify keynote #37 regarding its reference to detail 14/DPS. There are two instances of detail 14 on sheet DP5. Make needed corrections. Key Notes on sheet DP3.0 have been coordinated with Details on sheet DP5.0 7. As previously commented, provide additional information to exhibit how the landscape area near the southeast corner of the hotel meets IBC and Town of Oro Valley drainage requirements within sheet DP4.0. Response to this comment provided by the Engineer is that storm water runoff within this area is minimal and that ponding of water will not occur. Positive outflow for drainage is generally required as storm water retention is not permitted. The Town will accept water -harvesting basins provided that the depth of ponding not exceed 4" and that ponding limits be no closer than 10' from a building's foundation. In order to substantiate the design, provide calculations to indicate the Q(100) volume and depth of ponding within this proposed water harvesting area. Also, provide the limits of ponding and grading information within the development plan. Consider providing a positive drainage outlet (overland swale) in addition to proposed water harvesting basins if practical for this situation. See DCC response to comment (attached) . David Ronquillo, Town of Oro Valley / DPR-07037 El Corredor Hotel/ 07037 February 23, 2009 Page 3 8. As previously commented within sheet DP4.0, provide additional information to exhibit how the landscape area along the south side of the hotel meets IBC and Town of Oro Valley drainage requirements. The current design hoes not provide positive outflow for drainage between the building and the retaining wall. Furthermore, the modified scupper pipe used to drain the downspouts does not have enough outfall to be fully buried in the ground. Please coordinate with Town staff to come up with an acceptable solution. See DCC response to comment (attached) 9. Provide additional information within sheet DP4.0 to exhibit how the landscape area along the north side of the hotel meets IBC and Town of Oro Valley drainage requirements. A proposed modified scupper has been utilized to drain the hotel's downspouts. However, similar to the south side of the hotel, the scupper pipe does not have enough outfall to be fully buried in the ground. Again, this creates ponding issues as it will trap drainage between the hotel and the scupper pipe. Modify the design as required. See DCC response to comment (attached) 10. The swimming pool courtyard area within sheet Dp4.0 is to be revised so that drainage swales are designed with a minimum longitudinal slope of 2% when within 10' of a building's foundation. Also a minimum slope of 5% away from the a building Is required for either'10' or to a swale running at least 2% when within the 10' zone. Modify the design as needed. See DCC response to comment (attached) 11. The sidewalk approach to the design ramp within the "Entry Grading Detail" has a cross slope of 2.2% within DP4.0. The maximum cross slope is 2.0%. Make needed changes. See DCC response to comment (attached) 12. The "Catch Basin Information" refers to "Nyoplast 24" Catch Basins" within sheet DP4.0. The updated Drainage Report date stamped 11/04/08 states "Storm Sentinel (Flow Guard) Adjustable Catch Basin inserts. Are these compatible with Nyoplast 24" catch basins? Please provide a typical detail of the first flush system on the detail sheet. See DCC response to comment (attached) 13. Please provide "wheel stops" within detail 3: Accessible and Typ. Parking within sheet DP5.0. A great deal of previous disturbance has occured. Currently, the plant material on this site is in fair condition. The vegetation within the project area is representative of the Arizona Upland Subdivision of Sonoran Desert scrub. Specifically, this site is characterized by sporadic occurences of Mesquite, Palo Verdes and Acacias. Almost half of the protected plants that occur on this site are Barrel Cacti, and a few Saguaros are also located on site. Understory vegetation, including herbaceous perrenials, woody shrubs and grasses, covers about 30% of the site. The whole site is proposed for disturbance. However, grading will be coordinated so that several of the plants that occur closest to the adjacent roadways may be preserved in place. These plants proposed for preservation are noted on the plan. While the entire site will be graded, the northern pad will be developed at a later date. No noxious or invasive species are visually prominent. No special status including federally listed threatened, endangered species or highly safeguarded species of plant life were identified on this site. Notes: 1. Additional plants may be deemed salvageable by the zoning inspector, and shall be salvaged. 2. Any boxing prior to that time when the applicant may apply for a grading permit shall be approved by the planning and zoning administrator and will be performed at the applicant's own risk. 1660 —\ Impacted Vegetation Summary Species Total Inventoried Total Viable Possible TOS PIP TOS RFS Blue Palo Verde 28 12 11 0 11 1 Catclaw Acacia 1 0 0 0 0 0 Foothill Palo Verde 18 4 4 0 4 0 Greythorn 3 0 0 0 0 0 Hackberry 11 11 3 1 3 14 Velvet Mesquite 131 54 21 0 21 33 Whitethorn Acacia 306 100 43 5 43 52 Yucca 10 10 10 0 10 0 Impacted Cacti Summary Species Total Inventoried Total Viable Possible TOS PIP TOS RFS .
