RE: OV12-05-36 Copperstone Professional Center - Improvement Plan Acceptance
Dear William:
The paving and grading plans have been accepted and signed.. In accordance with the ORO VALLEY
ZONING CODE REVISED (OVZCR) April 2005: SEC. 26.3-E.2, the technical accuracy and
conformance to the current minimum design standards and requirements of the TOWN OF ORO
VALLEY, and other applicable standards are the responsibility of the design engineer.
A Type 2 grading permit is required for this project. I have attached a Type 2 permit and a Type 2
grading permit checklist. The Type 2 grading permit checklist has been prepared to show you all of the
items that we have (the checked off items), items that are needed (the blank box items), and items that
are not required (the crossed out items).
Assurances are required for this project and shall consist of a restoration bond, a construction bond,
and a landscape bond. It is important that the bond estimate is submitted as soon as possible so that the
bond amount can be established. Please refer to Sec. 26.6 of the OVZC for items that must be included
in the bond estimates. If not already completed, submit the estimates to our Development Coordinator,
Shirley Gay. If you wish to contact her regarding the assurances, her phone number is 2294849.
A pre -grading meeting will be set when we have all of the items required by the Type 2 grading
permit. The outcome of the meeting will be the issuance of the grading permit. Please bring the permit
and review fees to the meeting so that there will be no delay on issuing the permit.
Any proposed revision or modification to this accepted plan shall be submitted to the Town for review
and approval prior to such revision/modification being made in the field. As -built record maps of final
site construction shall be submitted to the Department of Public Works for review and acceptance prior
to the request for final site inspection and full release of the trust/assurances.
If you have any questions, please call me.

RE: Public Sewer Plans for Copperstone Professional Center Offsite Public Sewer
G-2006-185, OV 12-05-36
Acceptance is hereby given for the plans and specifications of the above referenced project. These plans
are approved for sewer design ONLY and not for the finished floor elevations or manhole casting
elevations.
Pima County Wastewater Management Department, its successors and assigns, are to be held harmless
from any and all claims arising from flooding, overflow, back-up, or similar difficulties caused by failure to
meet specifications, improper installation or failure of the backflow prevention device.
The following will require your response or are noted for your information:
The project construction permit must be obtained from this office. A construction permit will be
issued only after:
A. Approvals from all appropriate government agencies have been acquired.
B. 4 additional copies of the complete set of approved plans have been submitted to
PCWMD. If plans are signed by PCWMD before approval by the Town Engineer, the
engineer must obtain that approval prior to submittal of the required additional copies of
the plans.
C. The Certificate of Approval to Construct (ATC) is issued by Pima County Department of
Environmental Quality (PCDEQ) at 740-3340, on behalf of the Arizona Department of
Environmental Quality (ADEQ). If this project is phased, a separate ATC must be
obtained for each phase.
D. A signed copy of itemized bid(s) is submitted.
E. Receipt of 2.5% inspection fee based on the attested contracted price plus a $25.00
administration fee.
F. All additional required forms, letters and permits are submitted, reviewed and approved.
G. Required easements (if any) are executed, recorded, and identified on the sewer
improvement plans.
H. The start date will be determined at the Pre -Construction meeting with Pima County Field
Engineering.
2. If substantial changes have been made to the plans as a result of review by the Town Engineer
subsequent to approval by PCWMD, the engineer shall so notify PCWMD and submitthe revised
plans to this office for reacceptance prior to requesting a construction permit.

3. It is a requirement to procure a permit from the Town Engineer prior to performing any work in a
public right-of-way or designated flood plain.
4. It is the Contractor's responsibility to secure a permit for construction water from the appropriate
water agency.
5. Any revisions made or contemplated during construction must be submitted by your Engineer to
Pima County Field Engineering for approval before such changes are made in the field.
6. All construction and inspections shall be completed, as per ADEQ & PDEQ requirements,
on or before the expiration of PDEQ's Approval to Construct.
Proposed tributary finished floor building elevations should be one foot or more above upstream
manhole casting elevation as per PCWMD specifications. Where it is impossible to meet these
specifications, the use of a backflow prevention device on the private HCS will be required. It is
the responsibility of the developer, his contractor, or his agent, to see that the backflow device is
properly installed and that the homeowner/occupant is informed of its existence and need for
routine maintenance.
8. Upon completion of the sewer construction, this office will prepare for your signature, two (2)
original "Bill Of Sale" and one (1) "Affidavit of Costs". After receipt of these documents, it is a
requirement that you execute and submit them to this division prior to release of assurances.
9. Upon completion of public sewer construction, the Inspector will request three (3) sets of "as -
built" sewer construction plans. In addition, the Development Review Division will request a check
in the amount of $122.00 made payable to the Arizona Department of Environmental Quality
(ADEQ). These plans must be prepared and sealed by a professional registrant (P.E. or R.L.S.)
and must show actual constructed horizontal and vertical location of all manholes with lengths
and slopes of pipes adjusted accordingly. Show any other deviations from the approved plans. If
public sewer easement(s) are shown on the sewer plan and are noted to be recorded by separate
instrument, "as -built" plans must include recording information (docket and page) for each
easement.
The individual house connections (RCS's) will not be released for connection of building plumbing
until the public sewer has been released in writing by both ADEQ/SRO and PCWMD
Development Review ivision.
