Although the models were approved as submitted,the following conditions will apply to the location of the models due to rezoning conditions and the Town's Design Standards: 1. Per a rezoning condition, lots within 200'of First Avenue and 150'of Palisades Road cannot exceed 20'for pitched roofs and 18'for flat roofs.This applies to lots 1 thru 10 and lots 50 thru 63. 2. EXECUTIVE SUMMARY: The purpose of this request is to consider Conceptual Model Home Architecture for eight(8)model homes as provided in Attachment 2. The model homes will be built as detached single family homes in the residential subdivision,Villages at Silverhawke, located at the northeast corner of First Avenue and Palisades Road as shown on the location map (Attachment 3). The proposed models continue similar design features as found in the recently approved neighboring subdivision, Sanctuary at Silverhawke. Homes in both the Sanctuary and Villages at Silverhawke will be built by the same builder and offer similar styles,colors and materials which provides a cohesiveness to the community. Buildings shall be designed to respect the scale of adjoining areas and should mitigate the negative and functional impacts that arise from scale, bulk and mass. The proposed models include four(4)single story homes and four(4)two-story homes. Building heights were a key consideration of the site rezoning as follows: I • Buildings within 150 feet of Palisades Road and 200 feet of First Avenue are limited to 20'in height for pitched roofs(18'for flat ones)which will only allow one-story homes to be bui e outer edges of the subdivision. • Lots 5-11 along Palisades Road were specifically limited to one sto . Lots571bverlap with the requirement above; however, lot 11 doesn't-so it must be single story and can reac the zoning enabled 25'height limit. \if These limits were intended to integrate the proposed single story homes into the surrounding area which consist of primarily one-story homes to the south and west. One-story and two-story homes will be built further into the subdivision which will blend with existing two-story homes in the eastern subdivision, Catalina Shadows(Attachment 4). The applicant has provided one-story model homes that meet the different rezoning height conditions. Section 22.9.D.5.b.iii:Facade Articulation:all building facades shall be fully articulated, including variation in building massing, roof planes, wall planes, and surface articulation.Architectural elements including, but not limited to, overhangs, trellises,projections, awnings, insets, material, and texture shall be used to create visual interest that contributes to a building's character. The proposed models provide facade articulation with the use of a variety of materials along with varied roof and wall planes. Design Standards Analysis The proposed models are in conformance with the Design Standards by providing articulated facades and roof lines along with a varied color palette.The proposed models also incorporate colors and textures found in the area. CONCLUSION/RECOMMENDATION: The applicant proposes to provide a selection of eight(8)model homes for the Villages at Silverhawke that meet the Design Principles and Design Standards of the zoning code. It is recommended that the Planning and Zoning Commission approve the requested Conceptual Model Home Architecture with the conditions in Attachment 1,OV1703039. This projects total area is approximately 130 acres and will consist of 176 lots with buildable pad dimensions of 55' x 120' and 65'x 120'.The exclusive layout of this community will only have 13 back-to-back lots. Within the vicinity are several parks, including the popular: Wildlife Ridge Park, scenic Hohokam Park, and the Woodshade Linear Trail located off of Rancho Vistoso Boulevard, offering residents many options for their lifestyles.
