Mr. Spaeth,
Thank you for your help with this application to modify the Building Envelope for my client's property
to construct their new home. Attached are 5 copies of the Design Drawings and Site Plan for the
proposed addition, application and photos of the project site.
This request is for a small encroachment of 1761 S.F. into the Existing "No-Build" Area. In
recognition that not all areas of the property are of equal environmental value, we propose to add
10,219 S.F. to the existing "No Build" Area to provide a total "No Build" Area of 30,392 S.F. The
proposed "No Build" Area will be 59% of the total lot area.
The New Home is architecturally sympathetic to the existing land forms of the lot. I have attached
renderings of the proposed design to reference. The proposed home is a partial 2 story design to
minimize site disturbance.

Re: OV1801643, "No-build" area trade for Stone Canyon Lot 220 (1St Review)
Engineering has completed review of the subject project and offers the following comments.
However, verification of engineering code requirements, such as grading and drainage, will take
place during review of the Building/Grading Plan permit submittal as applicable.
1. The proposed drive entrance does not conform to the corresponding Final Plat
requirements. Per the Plat, access to this lot is from a common access easement
running along the west edge of the property, not along the edge of the cul-del-sac as
proposed. Change in access, in this case, will be subject to a plat amendment and
Town review accordingly.
