Honorable Satish Hiremath, Mayor of the Town of Oro Valley
& Members of the Oro Valley Town Council
11,000 North La Canada Drive
Oro Valley, AZ 85737
Subject: Olson Property General Plan Amendment
Dear Mayor Hiremath & Members of Town Council:
The Planning Center represents the Kenneth W. Olson Family Living Trust which owns the 40
acre property located at 610 West Moore Road, approximately one-half mile west of Rancho
Vistoso Boulevard. As you might be aware, Kenneth Olson recently passed away. The Olson
family wishes to resolve his estate in a timely manner which would include disposing of these 40
acres.
While timing is crucial, the value of the property is constrained by the Oro Valley General Plan
which calls for Low Density Residential (LDR) and Open Space (OS) as the land use category
for the property. A request for Medium Density Residential (MDR) is desired, which is
compatible with the surrounding medium- to high -density single family residences, a school site
and the Vistoso Community Association facility. The site is an infill property located on a major
arterial, Moore Road, and is ideally suited for single family residential development. During this
process, we will also address the impacts of the Environmentally Sensitive Lands Ordinance
(ESLO) on the property.
Therefore, we would like to request that Oro Valley begin the process of a General Plan
Amendment for the Olson property. By doing so, the potential development of it is moved
expeditiously forward to help provide an additional suitable opportunity for future residents of the
Town. This will also benefit the Town by ensuring that this property does not fall into disrepair
or become an attractive nuisance thereby ensuring the continued safety and well being of
surrounding residents.
This amendment and the subsequent rezoning will also benefit the Town economically by
generating sales tax revenue, building permit fees and additional State shared revenues It is
important to both the Olson family and the Town of Oro Valley to resolve this change as quickly
as possible. The Olson family can proceed to settle the estate at a reasonable value quickly
while benefiting the Town at the same time.
Please let me know if there is anything additional I can provide to assist you.
Sincerely,
THE PLANNING CENTER
