Verizon has areas where they do not currently have adequate cellular coverage to meet their customers' demands. The area around Tangerine Rd. is one such area. The proposed cellular site will provide data capacity for Verizon customers desiring to use their mobile devices in the area. Additionally, there is a Verizon Retail store located in Oro Valley Marketplace, which is another reason that Verizon wants to ensure there is adequate data capacity. This site will provide added capacity to an area with an approximate radius of between 500' and 1,000'. We had originally contacted Denise Hart, Vice President of Vestar who manages the marketplace, in April of 2014, requesting to collocate on an existing parking lot light pole, or rooftop of one of the retail buildings she manages. We had many, many months of negotiations, but in the end were unable to get them to move forward. In the meantime, Verizon entered into a Master License Agreement with Walmart on a national level, so we wound up moving over to the Walmart rooftop. This proposed small cell will consist of two antennas, face mounted onto the building; one mounted on the Southeast corner near the roofline, and the other mounted on the Southwest corner near the roofline. The antennas will be screened on all sides, and the screening will be painted and textured to match the existing building surface. The antenna installation will not protrude above the existing building's highest point. An equipment cabinet will be installed on the roof of the building, behind the parapet wall. The cabinet and RRU's shall be concealed by 5-sided screening to match the existing HVAC screening. The installation of this site will not substantially add to the visual mass of the building. The installation is compatible with the structure and surrounding area, as this area is a commercial area, consisting of retail and restaurants. I have included Verizon's Communication Plan with this submittal. It consists of existing sites, as well as proposed sites, within the area. Verizon currently has 8 Cell Sites and 2 proposed small cells within the Oro Valley/North Tucson area. The sites are depicted on the map provided, as well as geographic coordinates for each of them. Also included is a coverage map of the sites. In addition to this proposed small cell, the other location Verizon has targeted is proposed to be mounted onto a Town of Oro Valley street light pole, located within town right-of-way, along Innovation Park Dr. That site is currently undergoing a Tier II review by the Planning Department. This location also needs additional capacity for data use. Other than that, there are no further sites needed at this time, based on current engineering data.
