It is one of four villa types that will be included in the Phase 3B Expansion Parcel development. The development of this parcel will consist of 33 villas total. The villas are designed to be context -appropriate, and respond to the climate, history, environment, and natural setting of Oro Valley. The design adheres to the Design Standards and Principles outlined in Oro Valley Zoning Code Addendum A.3.2. The siting and massing of the villas optimize the views of the Catalina Mountains to the east, placing the maximum glazing on the northeast side of the villas, and providing increased shading toward the southwest. Architecturally -integrated awnings reduce solar heat gain. The glazing is located to not only provide the best views in the main living areas, but also to promote access to natural ventilation. The exterior design of the villas is consistent with the character and colors of the existing villa homes at Splendido at Rancho Vistoso, while bringing a more contemporary aesthetic to the neighborhood. The massing is broken up, and a variety of roof lines, shading elements, and color schemes provide variety and enrich the character of the neighborhood. Veneer stone walls provide a unifying element that complements various color schemes, and adds texture to the exterior. © 2017 SOLOMON CORDWELL BUENZ atherlifewayso Ways to Age Well Villa Model Home Package Splendido at Rancho Vistoso VILLA F NARRATIVE 11.02.2017 07 © 2017 SOLO..N CORDWELL BUENZ ather I ifewayse Ways to Age Well Villa Model Home Package Splendido at Rancho Vistoso PHASE 3B SITE PLAN 11.02.2017 2 ors k,gry © 2017 SOLO MON CORDWELL BUENZ ather I i feways° Ways to Age Well VILLA F SITE PLAN DIAGRAM N 11.02.2017 Villa Model Home Package Splendido at Rancho Vistoso 3 .i m x r r_ !LL SPLENDIDO AT RANCHO VISTOSO VILLAS VISTOSO VILLAGE © 2017 SOLOMON CORDWELL BUENZ 71 CONTEXT PHOTOGRAPHS :x 'a w am 1 s. 0 RIDGEVIEW VISTOSO TRAILS THE ENCLAVE AT STONE CANYON ather 11 feway® Ways to Age Well Villa Model Home Package Splendido at Rancho Vistoso I LJ- r: s y 11.02.2017 4 VILLA F MODEL HOME SIDE 1 ELEVATION BACK ELEVATION LINE OF ROOF ABOVE Q a UNIT F1 ENTRY ,Ak STREET ELEVATION 2'. 2^ o VILLA F FLOOR PLAN UNIT F2 ENTRY ather I i f ewa se Villa Model Home Package © 20/7 SOLOMON CORDWELL B11EN2 Ways to Age Well Srlendid0 at Rancho Vistoso SIDE 2 ELEVATION 11.02.2017 5 STONE VENEER COLOR SCHEME A MATCHES EXISTING VILLAS BASKETRY ICI 519 SADDLE TAN BENJAMIN MOORE 1124 SPANISH BROWN BENJAMIN MOORE 1028 @: © 2011 S.LOMON co RDWELL BUENZ RESYSTA DARK TAUPE C29 VILLA F PROPOSED MATERIALS BUTLER VSR II TBD COLOR SCHEME B COLOR SCHEME C MEDITATION BENJAMIN MOORE AF-395 ather i fewayse Ways to Age Well Villa Model Home Package Splendido at Rancho Vistoso WICKER BASKET BENJAMIN MOORE CPS-255 CLAY BENJAMIN MOORE 1034 DEER TRAIL BENJAMIN MOORE 1036 11.02.2017 G STREET ELEVATION BACK ELEVATION 2011 SOLO MON CORDWELL BUENZ UNIT F2 UNIT F1 UNIT F1 UNIT F2 ather Vewayse Ways to Age Well Villa Model Home Package Splendido at Rancho Vistoso VILLA F ELEVATIONS 11.02.2017 7 TRELLIS SYSTEM TEXTURED FINISH B ALUMINUM CLAD WOOD WINDOWS SIDE 1 ELEVATION SIDE 2 ELEVATION @- © 2011 SOLOMON COROWELL BUENZ SCREENED TEXTURED FINISH A STONE VENEER MECHANICAL UNIT ,.vim. .. ather I i fewayse Ways to Age Well Villa Model Home Package Splendido at Rancho Vistoso VILLA F ELEVATIONS 11.02.2017 TYPICAL WINDOW HEAD DTL. Specification of a cool gray roof reduces the development's impact on urban heat island effect. This product will also benefit multiple stakeholders by lowering the roof surface temperature. By reducing the roof surface temperature it will decrease conductive heat gain that contributes to operational energy use and peak mechanical equipment electricity demand. Smaller mechanical equipment reduces both first cost to the owner and peak electrical service provided by the utility to the grid during hot summer days. It will also will reduce resident utility bills for the life of the project. Providing high albedo roof finishes on this project is a sustainable solution in the interest of all parties involved. © 2017 SOLOMON CORDWELL BUENZ Reflectance* 0.73 Initial Solar Reflectance 0.65 3-year Solar Reflectance** 32.9 31 33 19 36 33 22 38 27 16 13% out atherl ifewayse Ways to Age Well VILLA F MATERIAL REFLECTANCE Villa Model Home Package Splendido at Rancho Vistoso 11.02.2017 11
