Kenneth E. Johnson ("Grantor") does hereby convey to the Town of Oro Valley, a
municipal corporation of the State of Arizona ("Grantee"), an easement for the
maintenance of a channel, including but not limited to, drainage improvements over and
across the property described on the attached Exhibit"A" (the "Property").
The Grantee shall have the right to maintain improvements within the Property and to
enter upon the Property for the purpose of maintaining the easement and its
improvements located thereon.
Grantor agrees that no buildings, structures, fences or trees shall be placed upon the
Property and that the natural contours of the Property shall not be excavated, filled or
altered without the prior written approval of the Grantee.
All grants, covenants and conditions of this easement shall inure to the benefit of and be
binding upon the successors in interest to the Grantee and Grantor.

LEGAL DESCRIPTION
DRAINAGE EASEMENT
A portion of Lot 17 as shown in Book 19 of Maps and Plats at Page 11 and recorded in
Docket 7317, Page 180, Records of Pima County, Arizona, located in the southwest one-
quarter of Section 15, Township 12 South, Range 13 East, Gila and Salt River Meridian,
Pima County, Arizona, described as follows:
COMMENCING at the southwest corner of Section 15, being a brass cap survey
monument in concrete stamped "PCHD 16115 / 21122, T12S R13E, from which the west
one-quarter corner of Section 15 bears North 00 degrees 36 minutes 47 seconds West a
distance of 2638.49 feet, being a square rod in a hole in the centerline of La Cholla Blvd.;
THENCE North 00 degrees 36 minutes 47 seconds West upon the west line of said
southwest one-quarter a distance of 644.81 feet to the centerline intersection of Lucero
Road as shown in Book 19 of Maps and Plats at Page 11;
THENCE upon the centerline of said Lucero Road, North 89 degrees 24 minutes 37
seconds East a distance of 659.82 feet;
THENCE perpendicular to said centerline, North 00 degrees 35 minutes 23 seconds West
a distance of 29.73 feet to the northerly right-of-way of said Lucero Road and the
southeast corner of that parcel recorded in Docket 12414, Page 4740, monumented by a
5/8 inch rebar;
THENCE upon the east line of said parcel, North 00 degrees 34 minutes 44 seconds West
a distance of 520.33 feet to the southwest corner of that parcel recorded in Docket 7317,
Page 180 and shown in Book 19 of Maps and Plats at Page 11;
THENCE upon the west line of that parcel recorded in Docket 7317, Page 180, 1,
North 50 degrees 49 minutes 37 seconds East a distance of 0.70 feet to the POINT OF
BEGINNING.
THENCE continue upon said west line, North 50 degrees 49 minutes 37 seconds East a
distance of 2.16 feet;
THENCE South 47 degrees 01 minutes 00 seconds East a distance of 6.78 feet to the
southerly line of said parcel;
