GRANT OF SLOPE AND GRADING EASEMENT
For valuable consideration, First American Title Trust No. 4937 ("Grantor")
hereby grants, sells and conveys, declares and reserves to the Town of Oro Valley
("Grantee") as the Owner of a parcel or property within the Town of Oro Valley, the
following Easement, for use by said Grantee:
An easement for entry upon, ingress, egress and placement and maintenance of a Slope
and Grading Easement across and through the property within the Town of Oro Valley,
as legally described in Exhibit A attached hereto and incorporated herein by this
reference.
THIS EASEMENT is granted this day of 4/ , 2006.

Description of an Easement for Grading
Canada del Oro Estates
DESCRIPTION of an easement for grading, across portions of Lots 20, 21 and 23 of Canada
Del Oro Estates, Block 1, as recorded in Book 12 of Maps and Plats, Page 15 in the office of
the Pima County Recorder, being located in Section 12, Township 12 South, Range 13 East,
Gila and Salt River Meridian, Pima County, Arizona. Said easement being more fully described
as follows:
BEGINNING at a point on the Easterly Right-of-Way of a cul-de-sac on Avenida Vallejo, said
point also lying on the Southwest corner of said Lot 21;
Thence along said Easterly Right-of-Way in- a Westerly direction, along a curve to the left
having a radius of 50.00 feet, through a central angle of 92°19'22", the chord of which bears
North 33°11'54"West, a distance of 72.13 feet, with a radial line in of North 77°02'12"West
and a radial line out of North 10°38'25" East, for an arc length of 80.57 feet;
Thence departing said Right-of-Way along a radial line, North 10°38'25" East a distance of
10.00 feet;
Thence along a non-tangent curve to the right, offset 10 feet from and parallel to said Right-of-
Way, said curve having a radius of 60.00 feet, through a central angle of 92°19'22", the chord
of which bears South 33°11'54" East, a distance of 86.56 feet, with a radial line in of
South 10°38'25"West and a radial line out of South 77°02'12" East for an arc length of 96.68
feet to a point on the South boundary line of said Lot 21;
Thence Westerly following said boundary line, along a radial line, North 77°02'12"West, a
distance of 10.00 feet to THE TRUE POINT OF BEGINNING;
TOGETHER WITH:

Thence departing said lot line, along a non-tangent curve to the right, offset 10 feet from and
parallel to said Right-of-Way, said curve having a radius of 60.00 feet, through a central angle
of 24°32'10", the chord of which bears South 78°47'21"West, a distance of 25.50 feet, with a
radial line in of North 23°28'44"West and a radial line out of South 01°03'26"West, for an arc
length of 25.69 feet;
Thence North 01°03'26" East, a distance of 10.00 feet, to a point on said Right-of-Way;
Thence, following said Right-of-Way, along a non-tangent curve to the left having a radius of
50.00 feet, through a central angle of 24°32'55, the chord of which bears North 78°46'58" East,
a distance of 21.26 feet, with a radial line in of North 01°03'26" East and a radial line out of
South 23°29'29" East for an arc length of 21.42 feet THE TRUE POINT OF BEGINNING.
