GRANT OF SLOPE AND GRADING EASEMENT
For valuable consideration, First American Title Trust No. 4937 ("Grantor")
hereby grants, sells and conveys, declares and reserves to the Town of Oro Valley
("Grantee") as the Owner of a parcel or property within the Town of Oro Valley, the
following Easement, for use by said Grantee:
An easement for entry upon, ingress, egress and placement and maintenance of a Slope
and Grading Easement across and through the property within the Town of Oro Valley,
as legally described in Exhibit A attached hereto and incorporated herein by this
reference.

Description of an Easement for Grading
Canada del Oro Estates
DESCRIPTION of an easement for grading, across portions of Lots 23 and 27 of Canada Del
Oro Estates, Block 1, as recorded in Book 12 of Maps and Plats, Page 15 in the office of the
Pima County Recorder, being located in Section 12, Township 12 South, Range 13 East, Gila
and Salt River Meridian, Pima County, Arizona. Said easement being more fully described as
follows:
BEGINNING at a point on the East Right-of-Way on Avenida Vallejo, said point also lying on
the Southwest corner of said Lot 27;
Thence following said Right-of-Way, along a curve to the left having a radius of 328.49 feet,
through a central angle of 08°13'46", the chord of which bears North 22°27'27"West, a
distance of 47.14 feet with a radial line in of South 71°39'27"West and a radial line out of
North 63°25'40" East, for an arc length of 47.18 feet;
Thence continuing along said Right-of-Way, along a reverse curve to the right with a radius of
360.84 feet, through a central angle of 26°40'00", the chord of which bears
North 13°14'20"West, a distance of 166.43 feet, for an arc length of 167.94 feet;
Thence continuing along said Right-of-Way, North 00°05'40" East, a distance of 152.28 feet;
Thence continuing along said Right-of-Way, along a tangent curve to the right with a radius of
25.00 feet, through a central angle of 78°30'00", the chord of which bears
North 39°20'40" East, a distance of 31.64 feet, for an arc length of 34.25 feet;
Thence departing said Right-of-Way, South 11°24'20" East, a distance of 8.00 feet;
Thence along a non-tangent curve.to the left, offset 8.00 feet from and parallel to said Right-of-
Way, said curve having a radius of 17.00 feet, a central angle of 78°30'00", the chord of which ,,
bears South 39°20'40" West, a distance of 21.51 feet, with a radial line in of k°
South 11°24'20" East and a radial line out of North 89°54'20"West, for an arc length of 23.29 ,�<< •

of 352.84 feet, through a central angle of 08°34'27", the chord of which bears
South 04°11'33" East, a distance of 52.75 feet, for an arc length of 52.80 feet to a point on the
boundary line between said Lots 23 and 27;
Thence Easterly along said boundary line, North 89°45'05" East, a distance of 4.55 feet;
Thence departing said boundary line, along a non-tangent curve to the left, offset 12.50 feet
from and parallel to said Right-of-Way, said curve having a radius of 348.34 feet, through a .
central angle of 17°59'07, the chord of which bears South 17°34'46" East, a distance of 108.90
feet, with a radial line in of North 81°24'48" East and a radial line out of South 63°25'40"West,
for an arc length of 109.35 feet;
Thence continuing parallel to said Right-of-Way, along a reverse curve to the right with a
radius of 340.99 feet, through a central angle of 09°02'43", the chord of which bears
South 22°02'58" East, a distance of 53.78 feet, for an arc length of 53.83 feet to a point on the
South boundary line of said Lot 27;
Thence West along said boundary line, North 87°03'52"West, a distance of 13.38 feet to THE
TRUE POINT OF BEGINNING.
