Costello and Deborah Carr("Grantee"), as the Owners of Tangerine Hills Lot 32 or any portion, portions or sublots thereof,the following easement, for use by said Grantee: An easement for entry upon and ingress and egress over, across and through Tangerine Hills Lot 31 and all sublots thereof,by vehicle or by foot,to Grantee for access to the adjoining public street as legally described in Exhibit A attached hereto and incorporated herein by this reference. Grantor Responsibilities: Grantor shall not erect any buildings, structures, fences; and grantor shall not plant trees shrubbery or foliage of any kind; and grantor shall not disturb the land in any way or place any type of barrier that would defeat the purpose of this easement. Grantee Responsibilities: Grantee shall be responsible for the maintenance of, and all maintenance costs associated with,this easement. Grantee shall not allow the easement to fall into disrepair. Successors and Assigns: All grants, covenants and conditions of this easement shall inure to the benefit of, and be binding upon,the successors in interest of both Grantor and Grantee.
