For and in consideration of the sum of Two Thousand dollars ($2,000), Jason Elia
Matsuzawa and Dina Matsuzawa, husband and wife, as joint tenants with right of
survivorship ("Grantor") does hereby convey to the Town of Oro Valley, a municipal
corporation of the State of Arizona ("Grantee"), an easement for the construction and
maintenance of a drainage way,including but not limited to,drainage improvements over,
under and across the property described on the attached Exhibit"A"(the"Property").
The Grantee shall have the right to construct and maintain improvements within the
Property and to enter upon the Property for the purpose of maintaining the easement and
its improvements located thereon.
Grantor agrees that no buildings, structures, fences or trees shall be placed upon the
Property and that the natural contours of the Property shall not be excavated, filled or
altered without the prior written approval of the Grantee.
All grants,covenants and conditions of this easement shall inure to the benefit of and be
binding upon the successors in interest to the Grantee and Grantor.

LEGAL DESCRIPTION
A portion of lot 414, Rancho Feliz, a subdivision of Pima County, Arizona, according to
the map or plat thereof, of record at the Pima County Recorder's Office, in Book 29 at
Page 67 of Maps and Plats.
Said parcel being more particularly described as follows;
Commencing at the southeast corner of the northeast quarter of Section 22, Township 12
South, Range 13 East, Gila and Salt River Meridian, Pima County, Arizona, said corner
being a found lead capped pipe with no markings;
Thence North 00 degrees 35 minutes 50 seconds West, 681.64 feet along the east line of
said northeast quarter, from said point the northeast corner of said northeast quarter bears
North 00 degrees 35 minutes 50 seconds West 1,967.83 feet, said northeast corner being
a found 3"brass disk in concrete, stamped"ADOT"with punch mark;
Thence South 89 degrees 24 minutes 10 seconds West, 75.00 feet to the northeast corner
of said Lot 414;
Thence South 00 degrees 35 minutes 50 seconds East, 218.80 feet along the east line of
said Lot 414 to the Point of Beginning;
