WATER UTILITY EASEMENT
Vistoso Partners, LLC, ("Grantor") do hereby convey to The Town of Oro Valley, a political
subdivision of the State of Arizona, ("Grantee"), its successors and assigns, a 20 foot wide
easement for water ditribution purposes and maintenance easement on the property described
on the attached Exhibit "A" (the "Property").
The Grantee shall have the right under this easement to construct and maintain the water utility
and maintenance easement on the property.

WATERLINE EASEMENT
A twenty foot wide easement for water distribution purposes
located in the Southwest quarter of Section 36, Township 11
South, Range 13 East, Gila & Salt River Meridian, Pima County,
Arizona, said easement lying 10 . 00 feet on each side of the
following described centerline;
Commencing at the South quarter corner of said Section 36 ;
Thence S 89°59' 58" W, along the South line of Section 36, a
distance of 362 . 00 feet;
Thence N 0°00' 02" W a distance of 50 . 00 feet to a point on the
northerly right-of-way line of Tangerine Road, said point also
being the southwest corner of that particular parcel of land
described in Docket 6745 at Page 608 ;
Thence continue N 0°00' 02" W, along the westerly line of said
',Parcel, a distance of 40 . 00 feet to the TRUE POINT OF BEGINNING;
Thence S 89°59' 58" W a distance of 64 .29 feet;
Thence S 0°00' 02" E a distance of 40 .00 feet to a point on the
northerly right-of-way line of Tangerine Road, said point also
being the POINT OF TERMINUS .

Thence N 89°51' 36" E, along the South line of Section 36, a
distance of 203 .43 feet;
Thence N 0°08' 24" W a distance of 50 . 00 feet to a point on the
northerly right-of-way line of Tangerine Road, said point also
being the southeast corner of that particular parcel of land
described in Docket 6745 at Page 608 ;
Thence continue N 15°46' 48" E, along the easterly line of said
