DISCUSSION AND PC�SSIBLE A�GTIQN ON A TOWN C�F QRO VALLEY fNIT1ATED R�QUEST FOR VARIANCES FROM THE R1-144 ZONING D�STRICT TO REDUCE THE MINIMUM LOT SIZE REQUIRED FOR ELEVEN PROPERTIES LO�Al`ED ON THE NORTH AND SaUTH SlDE �F TAN�ER�NE ROAD, BETWEEN LA CANADA DRIVE AND SHANNON R�AD. THE PfMA CQUNTY ASSESSC)R �`AX PARCEL NUMBERS FOR THE AFFECTED 7/28/2015 Minutes, Board of Adjustment Regular Session 1 PR�PERTIE� ARE AS �4LLC)WS; 2'I g-41-0'!4A; 219-�4'i-014�C; 2'19-41-�'f 4D; �19-4'I-015B; 2�4-11-Q18a; �24-11-0'�6B; 219-46-023B; 219�7-012F; 219�7- 012G; 219-47-0160; 2'f 9-4?-a15B, C1V15Q07�5 Chad Daines, Principal Planner, presented a staff report which detailed the fiolfowing information: Timin� of Tangerine Rd. improvements Location map —west of La Cholla Locatian map —east of L� Canada Lot size reductions Variance criteria Jose Rodrigue�, Engineering Manager, stated the Town of Marana is the lead agency far the Tan��rine Rd. widening project. They have chosen a cQntractor and are currently 90% complete vi►ith their plans. Mr. Rodriguez stated the community shouid s�art seeing #he utifity and communication construction process starting somewhere around September or�ctober of this year. The actual road construction should then begin in January or Fe�ruary of next year. Therefore, Mr. Rodriguez felt we are encroaching upon a critical time firame for�he acquisitions, and need to complete appraisals. Johnathan R�of, Pima County Resident, indicated his support of the variance. With the variance, he and other property owners ar� able to build on their properties. �rank Cassidy, Marana Town Attorney was representing the lead agen�cy for the acquisitian of the right ofi way. Mr. Cassidy stated the vari�nce is needed so they may complete the appraisals to move forward wi#h the acquisition of the right away, which determines the character of the lot. Mr. Cassidy explained the importance ofi the Boards decision, and reiterated the importance of being fair to#he �roperty owners wh� are an+� vuill be affec�ed by the project VV1�"illiam Matthews, property owner of faur of the parceis being discussed, stated without the variance he woufd be looking at�ither bankruptcy or having to try to get the properties rezoned for comrnercial if the variance was not acc�pted. Mr. Matthews indicated his suppart for the variance. MOTI�N: A motion was made by Vice Chair Dankworth and seconded by Memb�r Bohl to approve the variance as provided on Attachment 5 ta the staff report. � MOTICJN carried, 4-0. 3.
