Dan Vavra, on behalf of Pima Federal, expanded on the si#e plan which had been
presented by Town Staff for the 8oard members. lVlr. Varva also answered various
questions board members h�d regarding the project.
Biil Adler, Qro Va�ley Resident, provided background on the history of the Steam Pump
Ranch development. Mr. Adler stated he believes there is no consistency regarding
building �esign in the area Pima Federal Credit Union is prapos�ng to build their new
location.

Engineering
1. Additionai coordination with ADOT ma� be required. It is the appl�cant's
responsib�lity to obtain all necessar� approvai�from ADOT.
2. An in-li�u fee wiif be required for fiuture construction of a 5' sidewalk�long the
Oracle Road frontage. An easement dedicated to the Town of 4ro Valley w�ll also
be required for construction of the sidewalk. �`he fee and easement wili need �o
be in piace prior to issuance of a Certific�te of accupancy. l`he fiee shafl be h�id
for a period ofi time not to exceed ten (14) ye�rs, after which, if the sidewalk has
not b��n constructed, the in-lieu fee sha{I be returned to the applicant. (Town

photos of$ome ofi the original renderings of the project, and stated intent is ta �ontinue
u�ing simil�r materials for both this building (Building F} and the other buildings yet to
be built. The primary dififerer�ce between this building and ��rlier buildings will be the
patio area.

to develop as it has. However, the current use does not represent the originai intent, in
his opinion which was for a mixed use center. �

Steven Burris, �ro�ect Development Manager fior Nlaracay Homes, explained one of the
main f�ctors driving the request to 2�dd the two new mode! plans w�s the current market
trend for this area of Rancho�/istoso. Currentiy, there �re only four mod�l plans f�r this
particu�ar area, by adding the two proposed plar��to the area it wili altovio far more of a
diverse look.

1. The Final Site Plan shall include a 3.5 foot masonry wall along the northern
boundary of the site to mitigate headlight glare from the adjacent parking area.
2. The Finai Site Plan fior EI Corredor shall �e modified in conjunction with the Finai
Site Plan for Kneaders Bakery and Cafe to r�flect �hanges to pedestrian and
vehicular circulation and other sit� elements on the Conceptua! Site Plan under
this applic�tion,
3. All off-site improvements adjacent to and in support of#his development shaii be
installed in conjunction with this project including road improver�r�ents, entrance
drive from Qracie, screen walis and the buffer yard on Oracle Road. The extent
of improvements to support this development shall be determined by the Town
Engineer an� the Planning and Zoning Administrator.
4. The Final Landscape Plan shall include appropriate plant materiafs along the
entir� length of the drive-thru lane which wifl reach a minirr�um height of 3 feet at
maturity, as required by the �oning �ode.
Engineering
5. An updated traffic impact analysis will be required. The update shall include the
proposed Kneaders land use and provide recommendations for roadway and
infersection improvements on Oracle Road and Linda Vista Boulevard.
Recommendations shall include turn fane geametry and queuing, as well as
intersection t�r�ing and geometry. Approval of�h�e updated report �nd proposed
offsite improvements will also be required from the Arizona Dep�rtment of
Transpo�tation.
6. Pedestrian routes thraugh the site and connectivity to adjacent parce#s shall
cor�tinue to be coordinated with staff during the Final Design stage.
7. View fence shall be placed along the patio area in the area of a sight visibility
triang�e for vehicles exifiing the drive-thraugh.
8. Wheel stops shall be installed at all parking along the front of the �tore to
preserve accessible routes and signage placed within the limits of the 3'
vehicular parking overhang �rea.
4ro Valley Water Uti�ity Condition�:
9. Pubfic wafier infrastructure as shown on the Canceptual Site Plan is not
approved. A separate water system improvement plan shall be submitted far
r�view and approval.
1�.The location of th� water system mains and services shall be �oordinated vvith
Uro Va11ey Water Utility. Structures shall not encroach into public water
easements.

Micha�i Spaeth, Senior Pianner, provided the following infiormatian to the Board
Members:
Gauncii �s on summer break firom Jufy 'I 5 through August 31 and therefore there are no
updates at this time.
The Conc�ptual Design �eview Board is scheduled to hear the following items on
September 8th:
La Canada Ridge model home conceptual architecture
Mattamy model home conceptua� architecture
C�nyor�s at Linda Vista Traii sign criteria
Stone Car�yon Ciubhouse conceptual publi� art
There are no neighborhood meetings scheduled at this time.
