"Grantor"), with its office located at 2727 W. Tangerine Rd. Oro
Valley, AZ 85742.
AND: THE TOWN OF ORO VALLEY (the "Grantee") a Municipal
Corporation organized under the laws of the State of Arizona, with
its office located at 11000 N. La Canada Dr. Oro Valley, AZ
85737.
For good consideration Grantor hereby to bargains, deeds and conveys to Grantee the land
legally described as [SEE EXHIBIT "A" ATTACHED HERETO AND MADE A PART
HEREOF] free and clear with Warranty.
COVENANTS
Grantor, for itself and its heirs, hereby covenants with Grantee, its heirs, and assigns, that
Grantor is lawfully seized in free simple of the above-described premises; that it has a good right
to convey; that the premises are free from all encumbrances; that Grantor and its heirs, and all
persons acquiring any interest in the property granted, through or for Grantor, will, on demand of
Grantee, or its heirs or assigns, and at the expense of Grantee, its heirs or assigns, execute and
instrument necessary for the further assurance of the title to the premises that maybe reasonably
required; and that Grantor and its heirs will forever warrant and defend all of the property so
granted to Grantee, its heirs, against every person lawfully claiming the same or any part thereof.

Gila & Salt River Meridian, Oro Valley, Pima County, AZ, more particularly bounded and
described as follows:
Commencing at the northwest corner of said Section 4; thence North 89°-52'-17" East
along the north line of said Section 4, said line also being the centerline of a public road
commonly known as Tangerine Road, a distance of 75 feet to a point on the extension of
the easterly ROW line of a public road commonly known as Shannon Road: thence S 00°-
03'-28" East along said extension a distance of 50 feet to a point on the northerly ROW
line of Tangerine Road, said point being the NW corner of a certain parcel owned by St.
Mark Roman Catholic Parish-Tucson, being the Point of Beginning of the ROW dedication
to be described: Thence North 89°-52'-17" East along said ROW line a distance of
