Special Warranty Deed
For Dedication Of Public Right-Of-Way
For consideration of one dollar and the mutual benefit of the Grantor and Grantee, FIRST
AMERICAN TITLE INSURANCE COMPANY, a California corporation, as Trustee
under Trust No. 5656 ("Grantor") does hereby convey and dedicate to the Town of Oro
Valley ("Grantee") for a right-of-way all right, title and interest of the Grantor in that
certain real property located in Pima County, Arizona described as follows:
The South 30.00 feet of the portion of Parcel "B" lying adjacent to Linda Vista Boulevard,
as shown on the Record of Survey recorded in Book 64 of Records of Survey at page 76,
records of the Pima County Recorder, being within Government Lot 4 of Section 13,
Township 12 South, Range 13 East, Gila and Salt River Meridian, Pima County, Arizona
This conveyance is only subject to all taxes, assessments, patent reservations, covenants,
conditions, restrictions, servitudes, easements, encumbrances, liens, liabilities,
declarations, restrictions imposed by imposed by governmental entities, and any other
matter of record or any matter which an accurate survey or physical inspection would
reveal.
Grantor warrants title only as to the acts of Grantor.
Exempt from Affidavit of Value pursuant to A.R.S. Section 11-1134(A)(3). "N6
Trust Beneficiary Disclosure has been made in that certain document recorded in Docket
12981, Page 3462 on January 30, 2007.
