I apologize for the delay in processing your request. Your request has been scheduled for the February 13, 2007 Development Review Board meeting. As I mentioned in our conversation this morning, the DRB makes a recommendation to Town Council regarding all PAD Exemptions. Town Council will render the final decision. All submittals are reviewed for compliance with the Oro Valley Zoning Code Revised (OVZCR) and all PAD requirements. Addendum A of the OVZCR is a set of Design Guidelines. Staff will be evaluating the submittal against these guidelines. Internal compatibility is a guideline that is frequently used. Your submittal does present a challenge in meeting this guideline because it is only for a single tenant pad, and lacks compatibility with the rest of the center. This is just a FYI of a challenge that may be encountered. Again I apologize for the delay in processing your application. I look forward to working with you on this project in the future. Oracle Road, requires a text amendment to the Rooney Ranch Planned Area Development. The unusual change from the PAD Exemption process to the PAD Amendment process is necessary because the Rooney Ranch PAD is very specific regarding the colors that are permitted for text. The PAD Amendment process requires a public hearing before the Planning and Zoning Commission (makes a recommendation) and Town Council (the deciding body). There is no submittal deadline for this process. After your submittal has been received, staff will take 30 calendar days to evaluate the submittal. The submittal will then be scheduled for the next Planning and Zoning Commission meeting (meets on the first Tuesday of every month). During this time, staff will be evaluating the submittal using the Oro Valley Zoning Code Revised Design Guidelines and any other standards identified within the Rooney Ranch PAD. The total fee for the PAD text amendment is $1300. Staff recognizes that Royal Sign Company has already paid $700 for the PAD Exemption process.
