Amendment to the SC II Final Plat to permit a revision to the NB area on Lot 210 11 Location Rancho Vistoso Boulevard Tortolita Mountain Circle Stone Canyon Clubhouse Subject property located in SC II 12 Access Road Background Applicant is building a 2-story custom home Requesting a revision to the NB area to facilitate the development of … As discussed in the report, the exchange area is for a total of 1,950 sf (two shades of brown) in trade for a total area of 2,341 sf (gray). NB area established because the site is characterized by two rock outcrops that serve as a prime habitat for reptiles and other small wildlife species. 13 Primary Residence Artist Studio Walkway Access Road Primary Residence: edge encroachment with no rock outcrops/significant veg Artist studio: flat area with sparse veg and no rock out crops Walkway: area staff was really focused on, had concern because it appears as though you are bisecting the habitat. However, after a site visit it was determined: The area for the proposed walkway Relatively flat area between the two rock outcrops w/ little to no vegetation After seeing the site, staff was okay with the walkway with a condition of approval added to ensure the walkway is cantilevered to allow for free movement of wildlife between the rock outcrops. Make sure the connectivity between the rock outcrops is not impacted. 16 New Open Space The new open space as part of the trade includes: Developable area that has: Small to medium rock outcrops Two mature saguaros! 17 Surrounding Area Blazing Canyon Drive Golf Course Golf Course Applicant’s proposal will have no visual impacts on neighboring properties. The primary viewshed is toward the NW as you can see on screen. Proposed encroachment is at a lower elevation than the surrounding properties. Finally, notices were mailed. Staff has not received any correspondence. 18 Summary and Recommendation Request consistent with: Rancho Vistoso Planned Area Development Zoning Code Staff recommends approval, with condition listed in Attachment 1.
