Main building 18 Summary Proposed artwork exceeds the Town’s 1% Public Art requirement In conformance with the Design Principles and Design Standards Recommend approval 19 20 Monterra Hills Wash and Common Area Dedication Direction September 20, 2017 Paul Keesler 21 Area History The Monterra Hills plat originally approved in the County July 1988 The entire Monterra Hills area was annexed into the Town in 1994 Monterra Hills original plat has been subdivided: The Monterra Ridge subdivision - approved in the County, August 1994 The Monterra Hills II subdivision - approved in Oro Valley, May 1995 The Monterra Knolls subdivision - approved in Oro Valley, September 1997 The area that now encompasses the Tangerine Terrace subdivision - approved in Oro Valley, December 2004 The subject parcels are remnants of the various subdivisions 4 lanes with sidewalks and multi-use lanes 22 Request Per the Town Code, Article 7-8-1, an entity may request that the Town consider acceptance of existing private streets, sidewalks, trails, drainage and utility easements as public domain. Monterra Hills HOA is requesting that private common area C (East of Tangerine Terrace) be accepted by the Town as a public drainageway and will also dedicate the common area west of Musette Dr. as public domain. Purpose of tonight's item – Obtain direction and commitment from Council before they spend time and money satisfying the conditions of approval. Conditions of approval Conditions 1 – 4: points of negotiation, to be resolved prior to formal acceptance Conditions 5 – 9: Town Code requirements, to be completed prior to formal acceptance Staff Support The unnamed wash serves 3 separate subdivisions, therefore it’s within the community’s interest for the Town to manage its maintenance as a public wash The parcel west of Musette is maintenance free and provides NTP with access options Next step – if directed, return to Council at future date for formal dedication & acceptance 23 Town of Oro Valley Questions? 24 25 Conditions of Approval 1 & 3 4 lanes with sidewalks and multi-use lanes 26 27
