My name is Nicole Schoen and I am a manager with Fox Restaurant Concepts. I am 32 years old and was
currently in the process of moving and in need of Self -Storage in Ciro Valley. I have been looking at a
number of Self -Storage's in the area and have not found one that meets my needs, mainly one that was
super clean and was all AC, as I have valuable possessions such as art works that need to be stored
properly. At the time I was looking, the storage units at Steam Pump were not available, though it was a
little too far north for me. I think this area could use more Self -Storage units, especially ones that are
more modern, clean and 100% all AC as the few that did have climate control were only swamp cooled
(not good for art in the summer months) and those that did were all filled up.

RE: Public hearing on grading exception to increase the amour t of dirt that can be cut
(removed) and filled (added) for a future single family home, located in the Oro Valley Estates
at 945 W. Valle Del Oro (1901 440)
Dear Members of Oro Malley Town Council:
Due to illness, I was unable to attend the public meeting held by the Oro Valley Planning and
Zoning Commission on September 1&, related to the above discussion.
I understand the Planning and Zoning Commission approved the grading exception; however, I
have a concern that t hope you will consider and address. When this community originated,
Golf View Drive dean -ended at Calle Lorna Linda. At some point, the fire department registered
a concern regarding access in and exit out, and the town of Oro Valley directed that Golf View
and Calle Loma Linda be connected (thereby placing a street between the 1���'.hole and the 15 '
tee box of Oro Malley Country Club, and facilitating easy access for emergency vehicles).
My thought is that this concern still exists, and that Valle Del Oro is such a narrow road, not to
mention curved at the lot in question. i would imagine that any grading exception would
require many trucks and equipment, which would thea bar the ease of traffic (for both local
and emergency vehicles) for a considerable amount of time.
I ask that you consider my concern regarding this property and reevaluate the decision made by
thAOro Valley Planning and Zoning Commission.

Re: Rezoning of property at Oracle and Calle Concordia

I don't have a dog in this fight inasmuch as I am not on the sight lines of the proposed
Self -Storage facility at Oracle and Calle Concordia. However I do oppose the proposed
zoning change for the following reasons:
1. There is NOT ONE commercial development on the west side of Oracle from
El Conquistador Way all the way down to Corataro (close to two miles). Yes,
there are plenty of apartment complexes, but the commercial developments
have been kept to the east side of the road.
2. If you grant this rezoning, then it will be harder to keep the west side of
Oracle from resembling Oracle from Pusch Ridge north to Oro Valley Market
Place., and that is not a pleasant thought. This stretch f Oracle is a lot closer to
being suburban than it is to being urban
3. Perhaps, most important is that currently the Aquatic Complex enjoys a
pleasant view east over undeveloped desert on to Pusch Ridge. If you allow a
self -storage facility to be built, that view will change to an 8' high concrete
block wall. To me that is a very bad change and really affect the nature of the
Aquatic Center. You will be trading the enjoyment of 100's of Oro Valley
families for tax revenue, and, to me, that's a poor trade. Better that that land
be bought by the Town and the park extended (or left alone).
Bottom line: I disapprove of the proposed change and hope that all of you will vote
against it.
