As a resident in this neighborhood I believe placing either multi -family, residential or commercial
buildings on this 13+ Acre parcel is objectionable for several reasons.
The increased stress it will force on the water supply, other utilities and general public services will
demand an increase in homeowner taxes to adequately provide such services.
There is already a traffic issue during peak times at the intersection of Tangerine and 1st on the south
side, and more noticeable on the north side of Tangerine on Rancho Vistoso.
There is also a high vacancy rate of commercial property in the area, noticeably directly across the
street and in the mall directly east of this land.
Another factor is that the newer developments just south of this property where single-family houses
have been constructed are hardly 10' apart and not congruent with other earlier developments notably
in Rancho Vistoso.
This development would place a number of new residents going to the nearby Safeway shopping
center to the north of Tangerine & Rancho Vistoso Blvd. There is already a traffic hazard when
resident come out of that shopping center to the west and are forced to make a U-turn while avoiding
cars travelling rapidly going south on Rancho Vistoso.
Additionally this proposal does nothing to improve the quality of the neighborhood for civil enjoyment
for children, and will require school buses to be travelling through this residential area as schools
open.
Your consideration in this matter is appreciated.
I bought a home here in Rancho Vistoso in the Reflections community to avoid greater congestion
and a quieter of life style.
