DEVELOPMENT REVIEW BOARD REPORT
MEETING DATE: August 13, 1996
TO: DEVELOPMENT REVIEW BOARD
FROM: Linda Frew, Planner I
SUBJECT: OV13-96-17 VILLAGES OF LA CANADA - LA CANADA DRIVE GATEHOUSE ARCHITECTURE
BACKGROUND:
The Villages of La Canada lies south of the southeast corner of La Canada Drive and Lambert Lane. It
was platted in 1986 for 500 single family residences and, at this time, it is nearly built-out. The Villages
is a gated community, having just two access points, one on Lambert Lane and one on La Canada Drive,
both at Congressional Way, which loops through the site.
Earlier this year, the gatehouse at the La Canada Drive entry was severely damaged, later condemned
by the Building Codes Department, and subsequently demolished.
SUMMARY:
In response to VLC homeowners' requests, a new plan for a gatehouse was prepared and submitted for
building permit but, in accordance with Article 3-3 of the OVZCR, the DRB must review and approve its
architecture prior to issuance of permits.
The proposed gatehouse is quite different from the destroyed gatehouse and its "twin" on Lambert Lane.
The original gatehouse was brick and featured a pitched metal roof of patina copper, which extended out
over Congressional Way. The new structure, which will be larger to accommodate a bath and small
kitchenette for the attendant's use, is to be frame and stucco with a slump block wainscot and planters.
Roofing material is to be red clay tile and the roof line will not extend over the drive lanes, as did the
original. This overhang has been eliminated to allow safe passage of higher profile vehicles. It should
be noted that the original gatehouse was damaged when a large truck tried to fit under the extended roof.
RECOMMENDATION:
Staff notes that the architecture proposed for the new La Canada gatehouse differs from the original one,
and from the existing gatehouse on Lambert Lane. We have no objection to approval of the proposed
gatehouse architecture, however, we would suggest that the wainscot be a brick veneer, rather than slump
block, so that it will be more compatible with the remaining planter in the median, and with the extensive
wall system, which extends along La Canada Drive, north and south of Congressional Way. Additionally,
we suggest that the roof tile selected match the color/pattern used on the nearest residences and that the
stucco color be a desert tone compatible with nearby homes.
SUGGESTED MOTION:
The DRB may wish to consider one of the following motions:
I move to approve OV13-96-17, the architecture for the new gatehouse at La Canada Drive and
Congressional Way, with the stipulation that a brick veneer, to match the planter and walls, replace the
proposed slump block wainscot and that the roof tile and stucco color selected match the nearest
residences.
OR
I move to approve OV13-96-17, the architecture for the new gatehouse at La Canada Drive and
Congressional Way, as presented.
OR
I move to deny OV13-96-17, the architecture for the new gatehouse at La Canada Drive and
Congressional Way, finding that:

RE: OV13-96-17 Architectural Approval of New Villages of La Canada Gatehouse
Dear Mr. Yap:
This letter shall serve as your official confirmation that, on Tuesday, August 13, 1996, Oro
Valley's Development Review Board approved the architecture presented for the new gatehouse
at La Canada and Congressional Way, with the stipulation that the block material used match
that of the existing walls and planters and that the stucco color and roof tile match the nearest
residences.
It is my understanding that the plans you submitted are now under review in Building Codes.
You will be contacted when the building permit is ready to be picked up.
Thank you for your patience and continued cooperation.
If you have any questions or concerns regarding this approval, Dave, please contact the Planning
and Zoning Department at 520-797-9797.
Sincerely,
Kevin Kish
