Lee Addisigns 3808 E. 38th St. Tucson, AZ 85713 Sent via email: aj@addisigns.com RE: The Canyons at Linda Vista Sign Criteria, OV1500914 Dear A.J, Thank you for submitting the proposed Sign Criteria (SC) for the Canyons at Linda Vista, a commercial and apartment development. I had the opportunity to review the proposed SC and suggest the following clarifications in order to ensure the project presents well at the Conceptual Design Review Board (CDRB) meeting and allows for seamless sign permitting for current and future tenants. • See Attachment 1 for the list of corrections. Please submit two color copies and one electronic copy of the corrected Sign Criteria. If the corrected sign criteria is received no later than end of day Friday, August 7 and it is determined to be complete and ready to present to the board, we can schedule the case for the September 8 CDRB meeting. Otherwise the October 13 CDRB meeting may be the next meeting option. Please contact me if you have any questions or concerns. Cover page: a. This project was originally named El Corredor. Please add reference to the former name since the development plans are named El Corredor and the sign criteria is named Canyons at Linda Vista. This may help stop confusing in the future. b. Is the Canyons at Linda Vista intended to be the name of both the commercial portion of the development and the apartment portion? 2. Page 2: a. In the body of the text there is reference to the "shopping center". Added additional reference for the apartment section too. b. The "general requirements" and "standards and requirements"seems to place almost all approvals on the landlord. Add language that a signs must meet the standards of the sign criteria and zoning code also. 3. Page 3: a. No exposed neon tubing is stated on this page however the code allows window signs to use exposed neon. You may want to modify to exclude window signs. b. Freestanding sign section also seems to give all approvals to the landlord. Add language similar to recommence above in comment 2.b. c. Freestanding sign indicates a max of 10'with a 2 feature, the code allows 8'with a 2' feature. Please correct. 4. Page 4: a. The list of colors PMS XXX don't have color names on them. Can you add color names also just to clarify their color? b. Building mounted wall signs: i. First statement comment same as 2.b. above. ii. Cabinet signs aren't allowed. Remove from types of wall signs. 5. Page 5: a. Same comment as 4.a. above. b. Illumination: Halo OR illumination is allowed but not halo AND illumination. c. Logos"shall" consist of reverse channel may be limiting to future tenants. d. Logo illumination, same comment as 5.b. above. e. Identify the color of halo illumination. One color would create consistency for halo lit letters. Submitted 11"x 17"color pages: 1. Page 2: a. The graphic showing the pan channel cabinet and the description for pan channel cabinets needs to be removed as cabinets sign are not allowed. b. Label the PMS colors with a color name such as gray, light blue, etc. c. What is the use of these colors? Wall signs, tenant panel letters, maybe the decorative sections of the monument sign? Clarify. 2. Page 3: a. Label the colors of the tenant panels. b. The tenant panels are shown and described as push through vinyl. Is it the intent to only allow push through or could a tenant use flat plex behind the routed panel. c. The size of monument sign shown is smaller and has less tenants than the sign described in the text of the document. This will cause confusing at the CDRB meeting. Showing the maximum type of sign allowed would be more clear. 3. Page 4: a. Provide a map with less small print. The submitted map is busy and confusing to identify the whole property easily. b. Only one entry sign is shown for the entire development. This development has two accesses off of Oracle and two off of Linda Vista. This criteria is to identify all signage on the property for all tenants. The signs don't have to be built at the time the criteria is approved, but gaining approval for all sign types at this time is recommended. c. The Town's sign code allows entryway signs, monuments, menu boards and directionals. Does the applicant wish to allow the possibility of those signs? Tenants such as Kneaders have submitted development plans showing monument signs on their parcels also. All signage for the entire development needs to be addressed at this time. General comments: 1. The following items listed in the Plan Content(2.1) section application package were not submitted with the proposed sign criteria (see attached application): a. Item 10, narrative. b. Color renderings showing how the proposed signage coordinates with the proposed buildings of the site. c. Copy of the submittal in 1 pdf on a CD. The Canyons I El Corredor—Sign Criteria This Sign Criteria is to give business tenants a variety of color for their signage without straying too from the look of the entire property. The freestanding signage will keep with the look of the entire property and help with the traffic flow through the shopping center to the apartment complex. 9 Development and Infrastructure Services July 31, 2015 A.J. Lee Addisigns 3808 E. 38th St. Tucson, AZ 85713 Sent via email: aj@addisigns.com RE: The Canyons at Linda Vista Sign Criteria, OV1500914 Dear A.J, I had the opportunity to review the second submittal for the sign criteria and suggest the following revisions: Text document: 1. Building Mounted signs: a. Remove reference to cabinet signs in the second bullet line. b. Illumination: i. The criteria allows RPC letters. You may want to add color allowances for the internal illumination for those letters types. A list of colors isn't needed but a statement indicating that colors other than white would be allowed for RPC letters if that is your intention. ii. The statement that reads "Maximum size of logos...." refers to halo and/or backlit. Those lighting types are the same but you may have meant that statement to read, halo or internal illumination? c. Last page refers to "CTW" approval. Who is CTW? Color sheets (11" x 17") 2. Sheet 3: a. Label the color of the tenant panels. Are they white or another color? Please note that light can only emit through the letters/logos and not through the entire panel. b. Provide an example of proposed commercial buildings? The property owner has the tenant, Kneaders, under review. They may have an example of that building style to use to show wall signs and monument sign styles. Development and Infrastructure Services 3. Sheet 4 site plan: a. The sign shown at the apartment entrance location would be required to match the type of monument provided in the sign criteria. The only type of monument sign shown in the criteria is a sign that would have space for 4 tenants. That may be odd for an apartment only entry sign. Does the owner wish to also provide a monument sign design that is for the apartment use only for that location? b. Will the applicant utilize entryway signs for this development in addition to the freestanding signs? If so, those sign types would need to be added in this criteria. Please submit two color copies and one electronic copy of the revised Sign Criteria. If the corrected sign criteria is received no later than end of day Friday, August 7 and it is determined to be complete and ready to present to the board, we can schedule the case for the September 8 CDRB meeting. There are a few items that still need to be cleaned up a bit on the documents but nothing major. I have the case scheduled for the September 8,2015 CDRB meeting. Someone will need to be at the meeting to represent the case. I'll send you all the meeting details and reports closer to the meeting date. Here is the list of things that need to be corrected: 1. The building mounted illumination still doesn't read clearly. Basically you want it to read that Pan Channel letters may have Halo illumination which shall be white. Reverse Pan Channel letters may use colors other than white. The way it's currently written says that halo illumination is white and other colors. 2. The following paragraph starting with"Logos"says that logos can only be halo lit. You may want to make sure logos can use either halo or internal. Not both but either. 3. The apartment entry sign shows move in special advertising. Our monument signs are supposed to be limited to business names. Apartments can't have a changeable copy line. 4. Attached is the Kneaders architecture. You should place a copy of one of those pictures in your submittal to show some commercial architecture. Email submittal is fine. Can I have revised info no later than August 20th?
