OV13-88-2 Windrose (Village 12, Canada Hills) Permanent Signage Request
Steve Hagedorn stated that Genesee Corporation is proposing an entry way feature at
its Windrose subdivision which is Village 12 at Canada Hills. The signs will be
located at both sides of the entry way off of Canada Hills Drive. The walls will be
stucco with a wrought iron and accented by colored tiles. Lettering will be brass
which will be lit by a low intensity overhead light. Colored renderings of the
meeting will be shown by David Greenberg with Genesee Corp. Staff recommends
approval.
Mr. Greenberg, Vice-President for Genesee Homes, showed a color rendering of the 2
proposed signs. One will be placed on Homesite 1 and the other on Homesite 21. The
sign on Homesite 21 will not have the lettering and lighting it is just to
compliment the sign on Homesite 1. The overall height of the signs will be 10 and
1/2 feet. The color used on the signs will be the same as used on the homes.
David Atler stated personally he would have preferred to see the signs blended with
the approved monumentation for Canada Hills. He stated the Canada Hills signs are
more "organic" looking. The proposed signs are "angular".
Mr. Greenberg stated these signs match the design of the proposed homes they will be
developing.
Chuck Booz asked if you continue the theme of the approved P.A.D. signs or do you
link the signs with the homes being built in the area?
David Atler stated as an example, La Reserve's signage all tie in together.
Further discussion followed.
Steve Hagedorn stated there are no specific signage details similar to what was done
in La Reserve, however, he feels the Board's reasoning of wanting to see some type
of a common element carried through along those main drives is sound.
Chuck Booz stated the best example of that is in La Reserve and a good example is in
Rancho Vistoso.
David Atler stated he understands Mr. Greenberg's feelings in terms of having his
signs blend in with the homes themselves, although he doesn't feel the sign has to
look so much like a house. He feels that could be carried through in another way
such as coloring, etc.
Mr. Greenberg asked if the Board would prefer to see the signs similar to the Canada
Hills entryway signs?
Chuck Booz stated yes, they would be more consistent and carry through the "natural"
theme of the existing signs in Canada Hills.
Mr. Booz also asked that the stucco and wrought iron be deleted since it is not
consistent with the "organic" look of the existing signs.
Mr. Greenberg asked if he could revise the signs to meet the Board's recommendations
.
and present the revisions at the next DRB meeting.
David Atler asked that the architectural renderings of the proposed homes be
presented at the next meeting.
A MOTION was made by Maja Stewart and SECONDED by Linda Polito to CONTINUE OV13-88-2
Windrose (Village 12, Canada Hills) Permanent Signage Request until the March 8th
DRB meeting. MOTION UNANIMOUSLY carried 4 - 0.

MEMORANDUM
TO Oro Valley Development Review Board
FROM: Mark Krauklis, Planner
DATE: February 29, 1988
RE ENTRY-WAY SIGNAGE FOR WINDROSE (VILLAGE 12 AT CANADA HILLS)
This is the second submittal of the entry-way signage for Windrose at Canada
Hills. The first submittal was rejected by the D.R.B. because the design
was not very similar to the design of the main entry-way signs to the Canada
Hills development.
This submittal appears to closely match the other signage at Canada Hills.
Brass letters will be very similar to those used on the main entry-way signs.
The signs are also curvilinear to match the main signs. Stucco texture
and color will be designed to match the main signs.
Staff recommends approval of this submittal.
SUGGESTED MOTION: I move to approve OV-13-88-2, Windrose entry-way signange
request.
3-8-88 Development Review Board Minutes page 3
There were no other comments and Chuck Booz MOVED to DENY the Vision
Homes request for a tile pitched roof alternate elevation to Model C,
for the Vision Homes project at Neighborhood 7, Unit 1. SECONDED by
Ivan Sarkisian. CARRIED 5-0.
Mr. Towell then asked if there was a provision for appeal of this DRB
decision. Charles Hulsey quoted the Zoning Code, Sec. 3-304A which
states that a decision may be appealed to the Council if the request is
made within 20 days of the decision. Mr. Towell indicated that his
company would pursue and appeal to the Council.
OV13-88-2 Windrose (Village 12) Entry-Way Signage
Charles Hulsey declared a conflict and refrained from the discussion
and vote.
Steve Hagedorn stated that the first submittal for the Windrose signage
was rejected because it did not match the Canada Hills entry-way
signage closely enough. A second submittal, to be reviewed this date,
more closely resembled the Canada Hills signage, staff reported. The
signs will be of a stuccoed surface with brass letters similar to the
overall project signage.
Mr. Dave Denton, Genesee Company, displayed the new signage proposal
along with the elevations of the buildings so that they could be
compared. He said that the original proposal picked up some of the
architectural details and shapes of the homes. The new plan proposes
stucco over masonry walls of a softer, more curved shape in order to
conform to the project signage. The plans also include touches of tile
to match some of the detailing of the homes. Mr. Denton said that he
hope the DRB would find this compromise acceptable. The brass letters
and illumination would appear on just one side of the entry, Dave
added.
Dave Atler stated that he liked the revised plan, but asked Steve
Hagedorn if these plans had been reviewed to assure adequate site
distance. Steve said that this aspect of the plan had not been
-reviewed as yet. Mr. Denton said that the walls are very low, but if
there appears to be a safety problem, it will be remedied.
Steve Mendelsohn MOVED to APPROVE OV13-88-2, the Windrose (Village 12)
Entry-Way Signage Request, second submittal with the condition that
staff review the plan to assure adequate site distance. SECONDED by
Linda Polito. CARRIED 5-0.
