HomeMy WebLinkAboutOV138807 MEMORANDUM TO : Oro Valley Development Review Board FROM: Steve Hagedorn, Zoning Administrator DATE: April 6, 1988 RE : REVIEW OF PERMANENT SIGNAGE REQUESTS Foothills Tech. Center This sign is to be located directly outside of this building at the northeast corner of Stallard Place and Hanley Blvd. This sign is to be located 10 feet from the corner of Hanley Blvd. and Stallard Place. This sign is of concrete masonry construction and will bear the name "Foothills Technical Center" and the logo for the Foothills Technical Center. The colors and size of the sign all conform to the Oro Valley Sign Code as well as the La Reserve Planned Area Development Design Standards. Staff recommends approval of this sign. The location of the sign will be checked by the Building Inspector prior to construction to insure that all site visibility triangles are met in the placement of this sign. Autumn Hill Subdivision - Cienega Ltd. This sign will be located at the entrance to the project on Lambert Lane. There will be two signs, one on either side of the entry drive. These signs are to be of concrete masonry construction with a stucco finish. There is a 4 inch ceramic tile detail stripe along the top of the sign. The signs are curvilinear in shape and the sign copy conforms to the existing lettering style on the Canada Hills project entry signs at La Canada and Lambert Lane. Staff recommends approval of this sign. Masters Hill Subdivision - Cienega Ltd. This signage is proposed for the project entry on Naranja Drive. The signs will be located on the middle wing wall on both sides of the entry drive into this project. The entry drive is characterized by a tunnel entrance. The sign will be poured-in- place concrete construction and there is a 4 inch colored tile detail located along the top of the sign. The copy for the sign is unique unto this signage. It does not conform to the lettering style of the Canada Hills development, however, I do not feel that this detracts from the sign and, therefore, staff recommends that this signage, also, be approved by the Development Review Board. 4-12-88 Development Review Board Minutes page 3 OV13-88-6 Permanent Sign Request - Foothills Technical Center Mark Krauklis reviewed the staff report. He said that this proposed sign would be located 10 feet from the corner of Hanley Blvd. and Stallard Place (just outside Town Hall) . The sign will be of concrete construction and it will state the name of the complex with a logo. Mark said that this sign conforms the the Oro Valley Sign Code and to the La Reserve Sign Guidelines. Staff recommended approval. It was then learned that there was no one in the audience to represent this case. The DRB members decided that they wished to see a presentation and, also, samples of the materials of construction. Therefore, Linda Polito MOVED to CONTINUE OV13-88- 6, the Foothills Technical Center permanent signage request to the May 10th meeting at which time the applicant should be on hand with samples of materials of construction. SECONDED by Maja Stewart. CARRIED 4-0. OV13-88-7 Autumn Hills Permanent Signage Request - Cienega Ltd. Charles Hulsey said that Canada Hills is a client of his, but Cienega is not, therefore, he did not feel a conflict existed here. Mark Krauklis read the staff report which recommended approval of this sign request with the stipulation that adequate sight distance is maintained. Lou Schulder, General Sales Manager for Cienega, gave a brief presentation. He said that permanent wall signs with planters are to be installed on either side of the entry drive to Autumn Hill. These walls, which will be stucco with tile accents will be placed in front of (to the south) the existing cart path. The entry will feature a landscaped median. Lou said that the letters will be black and will be of extruded metal or metal-plated styrene. Dave Atler asked about the height of the walls. Lou replied that the planter walls would be approximately 2 feet high and the tallest section of wall, where the signage would be, will not exceed 6 feet. The vegetation will be mostly large specimen Mesquite or Palo Verde trees and annuals would be added to the planters for color. Maja Stewart then said that the DRB often requires brass letters, as opposed to what is proposed here. Charles Hulsey said that he felt that these letters, too, should be brass to match other signs in the Canada Hills project. Charles then asked if the signage would be illuminated. Lou Schulder replied that they had no plans for illumination, but should they decide to do so, the lighting would be of low voltage and would come from a small 1.110.011. •iSha i. r L, V v • • 'mil '' . +, S. Stallard Tucson, Arizona 85737 Re: Autumn Hill Gentlemen: It is our understanding that last year the previous owner of the Autumn Hill project had submitted and had approved a design for the entry wall at the subdivision. Subsequently, the design was changed to bring it more in line with the Canada Hills guidelines and the revised design was what was actually installed. Somewhere in the confusion of Cienega shutting down and Acacia buying the project, the new design was never submitted to the Design Review Board for approval. We apologize for this oversight. Acacia Homes would like to request that the design for the entry wall and sign for Autumn Hill be accepted and approved as installed. We very much appreciate your attention to our request. If any further information is required, please contact our office. Thank you in ad- vance for your assistance in correcting this oversight. Sincerely, ACACIA HOMES, INC. IVO-14_6V— Peggy Averett Executive Secretary 6300 EAST EL DORADO PLAZA,SUITE 200/TUCSON,ARIZONA 85715/602-722-5001 ZONING ADMINISTRATOR'S REPORT TO THE DEVELOPMENT REVIEW BOARD Meeting Date : June 13, 1989 Subject • OV13-88-7 APPROVAL OF PERMANENT SIGNAGE FOR AUTUMN HILL CANADA HIT,T.S PLANNED AREA DEVELOPMENT Autumn Hill development is a subdivision within the Canada Hills Development. It is located east of La Canada on the north side of Lambert Lane. The Development Review Board reviewed permanent entry-way signage for Autumn Hill on April 6, 1988. At that time, Autumn Hill was owned by Cienega, Ltd. The Development Review Board reviewed the signage for this project and a copy of the original plan is attached herewith. The signage was located on a semi-circular shaped entry wall with an associated planter at its base. The signage wall had a four inch ceramic accent tile band along the top edge. As I mentioned, the DRB approved that particular signage on April 6, 1988. A permit for this sign was obtained on April 20, 1988. Almost immediately thereafter, Cienega, Ltd. went out of business and the project came to a standstill. Cienega has since reorganized and the new owners of this development are known as Acacia Homes, Inc. Acacia Homes has begun construction of two entry signage walls on their property at Autumn Hill. The walls, which will eventually include the signage, however, do not conform to that approved by the DRB. We have attached copies of photos of the walls which are under construction. The walls are very similar to, if not identical to, the signage walls located along La Canada at the entry to the Canada Hills Development. It is staff's opinion that the new signage is in keeping with the overall signage theme of the Canada Hills Development and we would recommend approval of this new permanent entry signage for the Autumn Hill development.
