SUBJECT: OV 13-94-6 KO VA YA HOMES REQUEST FOR PERMANENT SIGN APPROVAL
WINDOW ROCK AT LA RESERVE
SUMMARY:
KoVaYa Homes is currently under construction on a new 63 lot single family subdivision, known as
Window Rock, in La Reserve. The builder proposes to construct an entry-way monument sign to
identify the subdivision at its main entry, Cliff Dweller Drive at Charouleau Place.
The sign, as drawn on the attachments to this report, conforms to the new Oro Valley Sign Code, as well
as the La Reserve sign guidelines, in all respects. The monument wall is to be a block structure stuccoed
and painted to match the wall which lines La Reserve Drive. It would appear that the monument wall
is to be embellished with a planter wall and landscaping in front of it. A pillar, made of artificial rock
to match the La Reserve guardhouse, is situated at one end of the 17± foot long wall. This pillar will
support a patina copper-shaded light (also matching the guardhouse materials). As presented, this light
would appear to conform to Oro Valley's outdoor lighting codes and it provides the only illumination
proposed for the sign. This may be considered "area lighting" which, in addition to halo and direct
illumination, is an acceptable method for lighting entry-way signs. The sign text itself, approximately
16 square feet in total area, will be constructed of metal, a patina copper logo and polished copper letters
for "Window Rock". All materials of construction are in accordance with codes.
RECOMMENDATION:
Staff recommends approval of the proposed entry-way sign for Window Rock, finding it to be compatible
to it surroundings and in conformance with all regulations set forth in the Oro Valley Sign Code, but
we would suggest that the DRB attach one condition as follows:
1. The Town Engineer shall review the site plan for sight visibility.

RE: OV13-94-6 Ko Vaya Howes Request for Pe gent Sign Approval, Window Rock at
La Reserve
Dear Ms. Frew:
The La Reserve Master Homeowners Association (Association) has reviewed the above-
referenced perm meat sign request and has no objections to the location or the sign/monument
as submitted.
However, the Association does have some questions that we feel need to be answered.
1 After construction, who will maintain the sign?
2 Who will be responsible for maintaining and replacing the plants in the plantt?
3 Who will be pay for the electricity and water bills in connection with this sign?
