SUBJECT: OV13-94-30 Bank One Permanent Wall Sign Package for Fry's Grocery Store
Several months ago, Bank One acquired the Great American Bank and work is now under way to convert
existing bank branches from Great American facilities to Bank One. This includes the replacement of
permanent wall signs at the Fry's store located at the southwest corner of Oracle Road and N. First
Avenue.
The signs proposed, one for the east facade of the building and one for the north, will be placed in the
same location, but they are slightly smaller than the Great American signs (approximately 25 square feet
each). The two signs, as proposed, are compatible with the existing Fry's wall signs, which is a code
requirement. The signs will be reverse pan channel, copper patina letters illuminated from the rear (halo
illumination), the same materials and illumination type used in the Fry's signs (a colored elevation of
the Bank One signs will be available at the meeting).
RECOMMENDATION
Staff considers the two proposed Bank One signs to be a replacement in kind for the Great American
signs approved by DRB and erected in 1993. As such we recommend approval of the Bank One sign
package as presented.
SUGGESTED MOTION:
The DRB may wish to consider one of the following motions:
I move to approve OV13-94-30, the Bank One permanent sign package for the Fry's Store (two signs)
as presented.
OR
I move to deny OV13-94-30, the Bank One permanent sign package for the Fry's Store (two signs)
finding that

ON A REQUEST TO AMEND CONDITIONS APPLIED TO THE NARANJA RANCH I (0V9-92-2),

RELATIVE TO BUILDING HEIGHT, GRADING AND SETBACKS
Copper Ridge Estates I and II-It is requested that the condition regarding permissible
area of grading on individual lots be amended to allow four times the building footprint,
plus driveway.
An amendment to the condition relating to building height, to permit a maximum of 25
feet, two stories, is requested.
Naranja Ranch I - It is requested that the condition regarding permissible area of
grading on individual lots be amended to allow four times the building footprint, plus
driveway.
An amendment to the condition relating to building height, to permit a maximum of 25

Regarding Lot 13 only, the developer requests an amendment to applicable front and
rear yard setbacks, which were a condition of rezoning approval.
La Cholla/Naranja Rezoning - An amendment to the condition relating to building
height,to permit a maximum of 25 feet, two stories, on Lots 13 through 25,is requested.
LOCATION : The subject properties all lie in Section 3, T12S, R13E, between Tangerine Road and
Naranja Drive, La Cholla and La Canada. A location map is attached herewith.
Members of the public are invited to attend this meeting and will be given an opportunity to speak.
