CANADA HILLS SHOPPING CENTER SIGN CRITERIA - 10420 N. La Canada Oro Valley Arizona A. GENERAL REQUIREMENTS 1. All signs shall be constructed according to this criteria. 2. All signs require landlord's approval prior to submitting to Town of Oro Valley for a sign permit. 3. Each Tenant shall obtain approved sign permits from the Town of Oro Valley before fabrication. At least two color copies showing details of location, size, layout, design and color of all proposed signs. B. GENERAL SPECIFICATIONS 1.AII power supplies, transformers, conductors shall be concealed behind exterior wall. 2. No flashing or animation allowed. 3. Logos must be a registered national trademark and not be more than 60% of total sign area and subject to Landlords and Town of Oro Valley. C. SPECIFIC DESIGN AND CONSTRUCTION CRITERIA 1. All main identification signs to be reverse Pan Channel letters with white LED "halo" illumination. Signs shall not exceed two lines of copy. Signs on sign can have copy of 24" for single line and if two lines each line shall not exceed 16". Signs on the towers shall be placed on a wireway (color of wireway to match building), one line not to exceed 24" or two line not to exceed 18" each. 2. All letters to be constructed as per examples attached to this criteria. 3. Allowed sign area is determined by 1 sf of sign for each foot of leased frontage. Tenants with leased space on two elevations are allowed one sign on each elevations and square footage is determined by 1 sf for for each elevation. Tenants facing La Canada shall be allowed 1.5 sf of signs for each foot of leased frontage. 4. All sign illuminated signs/letters shall carry the UL marking. 5. Under canopy signs shall be fabricated and installed per attached. D. MISCELLANEOUS REQUIREMENT 1. Tenant may place 2" vinyl letters on the door stating store hours and emergency phone number. 2. Non-customer doors may have 2" tall vinyl letters with tenants name and address. 3. A-Frame signs are allowed per approval of Landlord and permits issued by Town of Oro Valley. 4. Banners are allowed per approval of Landlord and permits issued by Town of Oro Valley. 5. Window signs shall conform to the standards set forth in Chapter 28 of TOV Zoning Code. 6. All signage, both interior and exterior facade, shall conform completely with the Oro Valley Zoning code Revised (OVZCR).Tenant shall submit to Landlord or Landlord's designated representative, prior to the permitting and construction,Tenant's proposed signage for the Leased Premises. Landlord will respond with five (5) working days with Landlord's authorization to proceed or request modifications to the proposed signage. Landlord retains the right to request modifications to Tenant's signage submittal to maintain the architectural integrity of the Project. 2. In accordance with Oro Valley's and Project's criteria, all signage must not exceed 1 square foot of signage for every linear foot of frontage of the Leased Premises.All proposed signs must be of individual, rear-illuminated letters for main line and not exceed 24 inches in height.Tag lines may be either illuminated or non-illuminated and not exceed 16" in height.Total height of sign shall not exceed 36 inches in height. 3. Illumination shall be white LED and controlled by a time clock and set to times allowed by Oro Valley Sign Code. 4. All letters shall be one of the colors listed in the Color Palette as attached to this Sign Criteria. Corporate Logos must be registered and approved by Landlord and subject to TOV approval. 5. All signs must meet all local, state and national electrical codes, bear the UL label and be permitted, constructed and installed by a licensed and insured sign contractor. 6. All maintenance and repairs of the approved signage will be solely at Tenant's expense during the term of the lease and any future extensions of expansions. Landlord expects all signs to be maintained in proper appearance. 7. All other signs must be approved by the landlord and be permitted or allowed by TOV.This includes A-Frames and banners. This letter reflects comments to be addressed. Please make the following corrections: 1. Add the address(s) of the development plan to the sign criteria sheet. 2. Add a location map and/or description of the developments location. 3. Section 1: Explain "interior" facade. 4. Section 2: The Oro Valley Zoning Code allows for more square feet of sign if the business is further than 300 feet from the street. Does the applicant wish to include this section of code? This would benefit tenants facing La Canada. Section 2: "Rear-illumination" is not a commonly used term. Replace with halo illumination. 5. Section 2: Define tag lines. 6. Section 4: Expand on the statement about corporate logos must be registered. Define registered with what organization, state or'federal. How will corporate logo be determined? 7. Reduce site plan to an 8 '/2"X 11 size document to fit the other documents. Note: Criteria for monuments signs or other permanent signs were not included with this submittal. Dear Miss Van Allen, Thank you for submitting the sign criteria for the Canada Hills Shopping Center. Based on a formal review, staff offers the following comments which are intended to assist you in preparing a resubmittal for Conceptual Design Review Board (CDRB) review: 1. The location map submitted is too specific for a sign criteria. The submitted map labels existing utility and infrastructure improvements. That is the type of site plan submitted for a sign permit. A sign criteria map should only show the location of the development and location of future or existing wall and freestanding signs. 2. Please add examples of permitted materials (e.g. metal (aluminum), plastic, wood, etc.) for signs. 3. Provide a colored photo simulation of the proposed sign located at the Carlota's restaurant. Please note wall signs cannot project more than eight (8) inches from the wall on which the sign is mounted (per Section 28.5.B.14.e of the Zoning Code). 4. Provide additional detail regarding the type of signs, colors and illumination that can be used on the site. The graphics submitted are something that would be submitted for a specific permit but are only useful as supplementary graphics to the text of the sign criteria. A sign criteria and its graphics should be written to accommodate tenants today and in the future. 5. Please include the following details in the sign criteria: Wall Signs a. Quantity: How many wall signs can a tenant have? b. Type of sign: Use this section to specifically address the allowed or prohibit types of signs (e.g. reverse pan channel, pan channel, cabinet, etc.) c. Area of Sign: List the size allowances. This section should define the maximum sizes of the overall sign, letter heights, number of lines or other size restrictions specific to your development. d. Address the use of logos and size allowances. Define if a logo allowance will be a percentage of the proposed sign or of the allowed sign area. e. You may wish to address these specific types of signs in this submittal. You may wish to consider wall plaques as a permitted sign type. 7. Please review each type of allowed permanent sign and provide the following details for each type of sign: a. Quantity b. Area c. Height d. Location e. Illumination f. Colors and materials g. List any sign types that you wish to be excluded a certain sign type. Over half the sign could be any color because of the logo, if nationally trademarked. This sign criteria is small enough to fit on one 8 '/2" x 11" sheet of paper if formatted in portrait style and not landscape. Landscape format is more awkward to read and really isn't necessary for this criteria. Could we re-print a corrected 8 '/2" x 11"word document if the applicant would email one to us! The criteria contains no text about the freestanding sign shown on the attachment. More details should be added. Comments to the Applicant Section A.3: Second line reads "at least two color copies.....of all proposed signs". This seems to be an incomplete sentence. The Town currently requires three color copies to be submitted for permit review if this is what that sentence is trying to accomplish. Section C: #1 Third sentence reads "signs on sign". This may be an error. #1 fourth sentence refers to a"wireway". The more common term is raceway. The applicant's detail of the tower signs mostly refers to a raceway. The raceway should be consistently labeled. Color chart: Explain the approved vinyl colors. Where would those colors be used? The type of allowed wall sign is a reverse pan channel which would usually be made of painted metal. I don't understand where the vinyl would be applied.
