Note these comments are preliminary in nature and subject to change upon receipt of more detailed information. These comments are for guidance and are not a substitute for all applicable Town of Oro Valley, Pima County, State of Arizona and Federal codes, regulations, ordinances and/or laws. 1. DRAINAGE A professional civil engineer registered in the state of Arizona will be required to prepare a hydraulic and hydrologic drainage report. The applicant shall submit a complete hydraulic and hydrologic report. Department of Public Works personnel will review and comment back on the initial submittal. Please note that the scope of the report should be proportional to the scope of the project. Preliminary Drainage Comments • Identify any 100-year floodplains on the site • Detention is required for the site and must be kept to the pre-developed rate • Determine if the site is in a critical or balanced basin • Do not transfer drainage from one basin to another • Identify the existing drainage patterns on the site • Show the pre and post development 100-year flows on the plan that are greater than 50- cfs. • Flows in streets, driveways and paths shall be kept to a depth of six inches as a maximum. It is very important that the engineer set up a scoping meeting with us prior to preparing the drainage report. 2. SOILS A geotechnical soils report containing all geotechnical engineering information and recommendations applicable to this project. The minimum geotechnical information to be included in the report is as follows: 1. Soil stability of all proposed cut and fill slopes 2. Angle of shear and maximum recommended slope ratio of all proposed cuts or fill 3. Erosion vulnerability of all graded areas and created slopes 4. Stormwater siltation potential of soils for all graded areas and created slopes 5. Description of soil constraints on the structural design of all foundations, footings and walls 6. Recommended compaction treatment of all fills areas 7. Identification of any potentially hazardous geotechnical areas where construction is proposed 8. Recommended treatment for stability, erosion and siltation control of all new graded areas and created slopes 9. Determination of a pavement design section for driveway, parking areas and or roadways 10. Foundation design recommendations Soil classification and design bearing capacity shall be shown on the grading plan for all areas where structures are proposed. 4. TRAFFIC A traffic impact report is warranted for this project. It is highly recommended that the developer and consultant set up a scoping meeting with ADOT and Town staff prior to preparing a traffic impact report. 5. LANDSCAPING Please ensure that sight visibility triangles appear on landscape plans. Section 4.8 of the Town of Oro Valley Subdivision Street Standards explains limitations to improvements within the triangles. Please ensure that there is coordination between the landscape architect and the engineer preparing the drainage and grading plans. 6. GRADING Grading shall be in conformance with the Town of Oro Valley Grading Ordinance. Exposed and shielded cuts and fills shall not exceed the ordinance requirements. 7. GENERAL INFORMATION Restoration Assurances approved by the Planning and Zoning Department will be required prior to the issuance of a grading permit, see Section 4-901 of the OVZCR. Enclosed you will find: • Improvement Plan Checklist • Type 2 Grading Peiiiiit Application • Type 2 Grading Permit Checklist • General Grading and Paving Notes If you have any questions, please call me. PLAN CHECK# OV 1202-07 PLAN REVIEW: PRELIMINARY Fire Code Review This is a preliminary fire code review and comments. Further comments will be made as the project is submitted as a construction plan. 1. Fire Flow—Required amount will depend on the total fire area square footage and the IBC construction type. Please be advised the fire flow available in this area is provided from Tucson Water System and the last flow testing revealed poor flow. The minimum required for a sprinklered commercial building is 1500 GPM for a two-hour duration. The available flow may be less than 1,000 GPM. You will need to discuss with Tucson Water Co. what can be done to improve the water system. Fire flow is required prior to combustible construction. I would be happy to meet with the developers to discuss any suggestions or options for the project that they might have. 2. The Hotel will need to have a complete fire alarm system installed. 3. Fire Apparatus access will need to be maintained at all times during construction. During the life of the building, fire lanes shall be maintained un-obstructed and properly identified. Show fire lanes on the improvement plans. Provide for loading zones of delivery vehicles to avoid blocking fire lanes. 4. Fire extinguishers will be required. 5. Approved fire department key box is required.
