The comments provided were addressed for the conceptual site plan submitted for Parcel A of Rooney Ranch. The following are offered as guidance and are based on a very preliminary review; Planning • Parcel "A" is divided into various land use designations (map attached). The development standards for each sub-area in the Rooney Ranch PAD must be maintained. • Various residential lots encroach into non-residential land uses; a PAD amendment would be required if only residential is requested in this area. • The PAD designates a minimum lot size of 8,000 square feet for single family lots on the east portion of this parcel. The minimum lot size must be maintained in these areas • A portion of the proposed residential area encroaches into sub-area 2 designated as Parks and Open Space on the north side of the property. • The appropriate buffer yards are required to the adjacent properties. • Provide a Site Resource Inventory plan to determine if any significant vegetation exists on the site. A portion of the lots along the south and east appear to be located within a designated riparian area and floodplain limits. • The proposed concept plan shall comply with the requirements set forth in Chapter 4-1 of the OVZCR. • The Bike and Pedestrian Plan designates a multi-use lane and sidewalks along First Avenue on the west side of this property and an equestrian staging area on the northwest side of the Canada Del Oro Wash adjacent to this site. Other Agencies Present Engineering Water Police • i Golder Ranch Fire County Assessors Office Staff would encourage for a formal application to be submitted in order for a more detailed review.
