CALL TO ORDER
Chair Pro Tem Nichols called the meeting to order at 6:00 p.m.
ROLL CALL
Present: Tom Stegman, Commissioner
Sandra Wilson, Commissioner

Absent: William Thomas, Commissioner
Kimberly Outlaw Ryan, Vice Chair

Steven Zraick, Town Attorney
Attendees: Melanie Barrett, Town Council Liaison
PLEDGE OF ALLEGIANCE
Chair Pro Tem Nichols led the Commission and audience in the Pledge of Allegiance.
CALL TO AUDIENCE
There were no speaker requests.
COUNCIL LIAISON COMMENTS
Council Liaison Melanie Barrett commented on recent and upcoming Planning related cases on Town Council
Agendas and the Fourth of July event.
REGULAR SESSION AGENDA
1.REVIEW AND APPROVAL OF THE MAY 5, 2026 REGULAR SESSION MEETING MINUTES
Motion by Commissioner Philip Zielinski, seconded by Commissioner Tom Stegman to approve the May 5, 2026
meeting minutes as presented.

Vote: 4 - 0 Carried
2.PUBLIC HEARING: REQUEST TO REMOVE ONE REZONING CONDITION ONLY REGARDING THE
COLOR OF SIGNAGE FOR THE DEVELOPMENT AT THE NORTHWEST SIDE OF THE ORACLE ROAD
AND LINDA VISTA BLVD
Senior Planning Technician Patty Hayes provided a presentation that included the following:
- Purpose
- Location
- Request proposal
- Site history
- Sign history
- General Plan and Zoning Code
- Summary and recommendation
Applicant Dr. Buzz Schudy, CEO of the Pain Institute of Southern Arizona, spoke to other business
owners in the plaza who agreed they would like the additional color options.
Chair Pro Tem Nichols opened the public hearing.
There were no speaker requests.
Chair Pro Tem Nichols closed the public hearing.
Discussion ensued among the Commission and staff.
Motion by Commissioner Tom Stegman, seconded by Commissioner Sandra Wilson to recommend approval to
remove the one rezoning condition related to the copper patina sign color and allow sign colors according to the
zoning code.
Vote: 4 - 0 Carried
3.UPDATE ON THE ADOPTION PROCESS FOR OV'S PATH FORWARD, THE COMMUNITY'S NEXT 10
YEAR ACTION PLAN
Principal Planner Milini Simms provided a presentation that included the following:
- OV's Path Forward
- Resident-driven process
- Phase 3: residents decide
- Community Academy
- Help spread the word!
Discussion ensued among the Commission and staff.
PLANNING UPDATE (INFORMATIONAL ONLY)
Principal Planner Milini Simms provided an update on the next Commission meeting in August.
ADJOURNMENT
Motion by Commissioner Sandra Wilson, seconded by Commissioner Tom Stegman to adjourn the meeting.

Chair Pro Tem Joe Nichols adjourned the meeting at 6:24 p.m.
